I Managed a 247 unit luxury high-rise in downtown Louisville, Ky
With 11 staff members under me that I directed and guided on a daily basis
I handled all collections and bank deposits, collecting over 200,000.00 monthly. I handled all tenant issues, as well as all leasing procedures .I worked directly under the owner. When I started this position the property was at 52 percent occupied. After my first,year managing this property, we maintained a steady occupancy rate between the high 80’s to mid nineties current to the day I put in my 2 week notice. This was a fast paced office that had no procedures or organization when I started. It is currently under its second contract this year and will more than likely be sold within the year.

I managed 6 associations and assisted another manager on a 7th property. I handled budgeting for each property and dealt with many contractors to coordinate any necessary work to be performed.. I went to monthly /quarterly meetings & met with the board of directors. We handled each situation according to the BYLAWS and HOA rules. This was a very fast paced environment and with 7 properties you always had to be on top of any issues and requests that needed to be fulfilled.

I started at Kohner as a weekend Leasing Agent only. I was moved to full time within 3 months and then 2 months later offered to move to Barrington Place, a small high rise located downtown Louisville. From there I was promoted to Assistant Mgr in training for a future management position with Kohner. This property consisted of 160 units, that I handled alone majority of the time. I handled all collections and deposits. I guided an in house staff of 5 on a daily basis as well as vendors.
