HEALTH CARE ORGANIZATION ACQUISITIONS

Pelham Bay General Hospital Acquisition. Responsible for acquiring Pelham Bay General Hospital, a 183-bed proprietary acute care hospital, on behalf of Our Lady of Mercy Health Care System. The purpose of the acquisition was to convert this hospital from a for-profit facility to a not-for-profit facility and to improve geographic consolidation of hospital ownership in this area of New York City.

HealthMaster Home Health Acquisition. Responsibility for the acquisition of this large, troubled home health regional provider that owned a network of over 100 home health agencies located in the South-East area of the United States. The acquisition was conducted on behalf of the Medical Center of Middle Georgia which sought to create a larger home health presence in the Middle Georgia area. The acquisition opportunity occurred when the CEO of Health Master was indicted for Medicare fraud and the entity was placed into bankruptcy by the Federal government. I organized a team to purchase the entity in a sealed bid process that was conducted by the Federal trustee in Augusta, Georgia. We won the bid by successfully competing against 12 of the largest health care companies in the United States with our bid of $52.5 million in cash. After the Medical Center of Middle Georgia became the owner, the entity produced $5 -6 million in profit each following year until part of it was resold.

PROJECT ENTREPRENEURSHIP

Winslow Oaks is a 30-unit residential subdivision consisting of high energy performance homes located at the corner of Moseley Dixon Road and Nowell Road in the Lake Tobesofkee Area of Macon, Georgia. The community won the Southface Energy Institute Builder of the Year Award.

Downtown Atlanta Dual Brand Hotel to be located at the corner of International Boulevard and Cortlandt Street. This is a 17-story high rise hotel designed by Niles Bolton Architects valued at $88 million currently under development.

The Dannenberg Lofts. This is a mixed use Federal Historic Tax Credit Renovation project located in the Central Business District of Downtown Macon. The project is at 476 Third Street and can be viewed on the internet at Dannenberg Lofts. The project is appraised at $9.5 million and is fully occupied.

The Hudson Mill is a mixed- use commercial/residential project located two blocks from the Adamson Square in Downtown Carrollton, Georgia. This project involved restoring an historic braiding mill using the Federal Historic Tax Credit incentives and the State of Georgia Downtown Development Fund to help finance this $5.5 million project, which is now fully occupied.

The Goldworth Farm. This project consists of a 220 acre heavily wooded property located 2 miles south of I-20, off State Road 61, in Villa Rica, Georgia. The primary focus of the project, in which the land has only recently been acquired, is to create a Continuing Care Retirement Community. The CCRC will consist of 100 independent living units, 60 assisted living units, 30 memory care units and 100 skilled nursing units for a total of 290 units with an expected cost of $55 million for construction. The property will also have a large commercial component that fronts on the entry highway with the remainder being residential property.
