Performed all aspects of real estate closings both commercial and residential, multifamily, apartment buildings, builders (both construction and construction to perm loans and mobile home parks incompliance with Georgia state rules and regulations, ordered title, drafted commitments for Chicago Title and First America, cleared the title with necessary documents to be able to transfer a free and clear title, ordered and obtained approval over the limit policies, recon of Title Company records monthly, order estopps and payoffs, drafted all deeds and documents and affidavits necessary, compiled Closing Disclosures, Alta Statements and HUD-1 statements and obtained approval for closing, set appointments on Calendar, drafted QC Deeds, remained in constant contact with lenders, realtors and buyers and sellers to provide a smooth informative closing at the table, witnessed and notarized closings, obtained lender approval to disburse funds and disbursed funds as per the closing instructions to the lender, wrote the final title policy for the closings, filed all paperwork with the local courts, and returned the Deeds to the owners of the new property. The duties included preparation of the HUD-1 statement, legal closing documents, scheduling meetings, balancing escrows, satisfying all title and lender requirements, acquiring pest control, home warranty, payoff, any lien releases, etc. to complete closing. Based on performance was training for team leader position based on work ethic, customer satisfaction, interoffice employee high rankings and numbers on paper at a high level on a consistent basis. Became the department Conflict resolution rep, that took all of the heated calls or calls that requires supervisor status, due to great customer satisfaction, high knowledge of claims and benefit information and able to give the right combination of empathy and employee standards to diffuse all call situations.
