Resume:

I have over ** years in the management of construction, real-estate, and restaurant entities with my most recent experience in project management and new-home construction. In that time, my roles, although varied, primarily focused on project and personnel management including the financials that are inherent to these positions.

I began my career in construction management, initially starting as a punch-out technician for a new home builder/developer. After doing this for some years, I was elevated to assistant project manager/superintendent, first for a multi-family townhouse project, then a 250+ single family housing development. In this role, I scheduled contractors, inspections and owner walk throughs. I ensured quality control by walking the project, creating punch-lists, and interacted with customers to guarantee satisfaction.

I reached the position of project manager/owner’s representative in the last three years of my service to a local South Florida developer where I was liaison between architect, general contractor, building association manager, interior designer and the developer for a High-Rise 166 unit luxury condominium. I was charged with being eyes for my principals and to help ensure all work was being done and being done satisfactorily. I reviewed contracts, work-orders, change-orders. I submitted questions and concerns to appropriate principals in the form of RFIs or emails. I reviewed prints and walked units as well as common areas to compare, noting deficiencies, creating lists, and following through on their completion. Due to market conditions, I was laid off and am currently working part-time as an assistant team leader in receiving/logistics for a big box retailer.

Prior to my entrance into the construction industry, I was the director of operations for a small local real estate interest in North Miami, Florida and I had a vast array of responsibilities in that position. As supervisor of all on-site managers, I ensured that they were following all company procedures and maintaining an efficient and effective tasking of building maintenance and service calls. I oversaw rent collections for all properties and I initiated all tenant mediations, evictions, and miscellaneous legal dealings. I was lead consultant to principals on all property improvements. I served as chief liaison between my principals and all inspectors, court personnel, insurance auditors, and banking representatives. I inspected and confirmed that all insurance audit recommendations were completed. I have produced pro forma information and forecasts that facilitated multiple re-financings for my principals for various buildings totaling over $10 million. This experience includes a mid-rise 25,000 square foot commercial office building located in North Miami which included the supervision of tenant build-outs and design.

After some time working with my own startup small business, I went back into management in the restaurant/hospitality field. For a small period of time I worked as a shift manager for a local micro-brewery where I was responsible for front of house procedures as well as 10-15 employees.

In these various roles, I have garnered a specific skill set with regards to construction management and support by being in direct contact with customers/contractors as well as meeting the needs and responsibilities of the company. I know I would be an asset to your firm because of my ability to manage people, property, and company image and my unwavering focus on customers.

Sincerely,

Kevin M. Williams
