DUTIES

Work with engineers, planning commission, water and sewer on site development, to include silt fencing and that all the buildings meet the criteria of the community. Work with city, county and state officials to secure all permits, grading, demolition, blasting, building, and C.O. However the permitting process is contingent on location.

-Work on and approve submittals or get franchise approvals for vendors who are not pre approved. Worked with Christopher Lilly, from IHG on the Candlewood approvals.

-Work with owners, architects, designers, office personnel, on site personnel, suppliers and subs to ensure a profitable delivery of a quality product.

- Estimate all materials and labor cost into unit costs, initiate and complete bidding process using search engines and plan rooms to solicit bidders. Cold calling from the yellow pages is very effective as well.

-Write contract supplements for sub contractor’s scope of work, review plans to make sure construction process is workable and identify the necessary equipment and manpower needed. Ensure all tasks are incorporated into each sub contractor’s supplement sheet and all materials are accounted for in each division. Help in the selection process of sub contractors.

-Create budget and critical path construction schedules by estimate takeoffs, local labor costs, material availability, value engineering and company archives.

-Execute P.O. agreements and change orders according to the contract documents.

-Work with owners, banks and architects on vendor draws by identifying percentages of work in place and materials stored on site.

-Keep daily documentation of all on site activity through daily diaries and weekly goals for each contractor helps track and co ordinate tasks in specific areas.

-Proficient in sure track and timberline, also a quick study on different software applications as there are many different programs out there.

-Conduct weekly progress meeting with subs to identify delays and potential problems and solve before they become money issues.

-Ensure that quality control measures are in place by daily inspections and all punch lists are executed in a timely manner.

-Ensure sub contractor’s installations are in accordance with contract documents and local building codes by daily and weekly inspections of work.

-Make sure job book or job file is properly maintained with detailed photos, independent engineering reports, permits, codes inspection reports, executed contracts, weekly safety and progress meeting minutes, all onsite documentation, P.O., change orders, and all necessary paperwork.
