Mortgage Loan Coordinator
Opened escrow for the Mortgage Loan Officer and ordered prelims and escrow instructions with the selected escrow company, on a daily basis.
Ordered and managed all required documents for the loan and faxed them into AWD. Documents to be faxed were, subordinations, closing protection letters, estimated huds, verification of rent, evidence of insurance, credit inquiry letters, patriot acts, occupancy affidavits, borrowers authorizations, condominium certificates and insurance, sent updates, borrower protection plan acceptance forms and purchase agreements and lease Agreements.
Collected all documents from Task Tracking on LPS that was needed from the borrowers for closing.
Ordered full walk thru appraisals and faxed requests to Cress. Ordered 442’s with the HSS when needed.
Effectively had close contact and communication with the MLO, Borrowers, Agents, Escrow Officers, Funders/ Closers and the Home Service Specialist.
Constant follow up with every loan from beginning to funding was a vital process.

Welcome Call Team
Received on a daily basis, from management, a list of borrowers that had recently filled out a loan application with the Banking Center for either a purchase or a refinance.
Called each borrower to discuss and verify all the information that is on the LPS Tool. There were a series of questions that were asked, such as, if they are married, what their social security number is, in whose name is the Title to be held, what homeowners insurance company have they chosen and if their property is part of a homeowners association and if it is, how much are their monthly dues. Knowing what Title or Escrow Company is doing the closing is a vital part of the questioning on the application.
Verified if the Loan Amount, address and the closing date were all correct. If not, an Action Request Form would be completed.

Loan Processor
Received Escrow Packets daily from Loan Officers.
Made sure that W2’s, Copy of taxes, Homeowners Insurance, Pay stubs, Credit Report, and Mortgage Coupons and History were in the Escrow Packet.
Ordered payoffs for first and second Mortgages, Child support, Bankruptcies, Liens, Alimony and Bonds.
Ordered Title from the Title Company and had Items cleared and removed that needed to be before sending the file to Funding and Underwriting.

Received submissions from the Account Executives. Created a file for the submission and requested payoff statements of mortgage, ordered titles and ordered appraisals to be done on the properties.
Ordered and completed paperwork for the subordinations, supplements and the set up the signings for the attorney states.
Received signed documents, made sure all documents were signed correctly and stacked them in accordance to checklist and proceeded to make copies for Funding and Fidelity National Title.
Account Executive
Made outbound calls to potential borrowers and determined their interest by completing a loan application.
Gathered together the Borrowers documents, reassured borrower of final rate and send loan in for processing and set up a date to have the loan signed.
