Regional Manager

Supervised a total of fourteen communities, comprised of 3180 units. Responsible for all aspects of management including daily, weekly and monthly reporting, occupancy, delinquency, marketing, expense control, and vendor negotiation. Handled new property due diligence and communications with four asset managers for four owner entities. Implemented policy and procedures at all sites with manager’s participation. Communications included but not limited to weekly asset meetings, monthly site visits, investor visits, and monthly financial meetings. Due to Hurricane Ike, headed-up the closing of three communities.

Accomplishments:

• Lowered delinquencies from 17% and up to 2% on most communities within 120 days, along with increased income and occupancy. Utilized market knowledge and training to maximize revenue for multiple communities.

09/04 – 02/06 Preferred Communities Houston, TX

Regional Supervisor/Construction Project Manager

Involved with the acquisition process of six communities consisting of approximately 2324 units. Assisted in the set up of and operations of a new company which included: policy and procedures manual, creating company forms, recruiting and hiring, preparations for new acquisitions, market research, due diligence process, supervising communities, and associate training. Directed interior and exterior rehabilitation projects on three of the communities simultaneously, which included determining each community’s needs, vendor negotiations, and implementation of all projects through completion. Supervised contractors and vendors on multiple sites. Prepared owner progress reports.

Accomplishments:

• Developed and implemented rehabilitation projects for three communities totaling $5MM

• Developed rehabilitation plans for six communities in excess of $10MM

09/03 – 6/04 CNC Investments Houston, TX

Regional Supervisor

Supervised 2,100 apartment homes in Houston and San Antonio. Responsibilities included the supervision, training, and hiring of fifty-four employees, weekly reporting, review of monthly profit and loss statements, budget preparation and implementation, collections, and expense control. Implemented portfolio weekly marketing and maintenance meetings, and Lease Expiration Management Board. Improved the resident qualification standards.

Accomplishments:

• Successfully increased the income on selected communities as well as decreased expenses

• Standardized community preventative maintenance

4/03 – 09/03 Alliance Communities Houston, TX

Senior Community Manager

Successfully managed two communities totaling over 500 apartment homes. Responsibilities included all aspects of property management, including supervision of seventeen employees, marketing, overseeing on-site maintenance, hiring and training, and coordinating interior and exterior rehabilitation.

Before beginning to truly make a difference in the portfolio, the portfolio was lost to Greystar Management; began work with a previous Supervisor that moved to CNC Investments.

09/99 – 4/03 Greystar Management Services Houston, TX

Operations Coordinator

Responsibilities involved the punch out of new construction interiors of 703 units, maintenance, and coordination of building acceptance. Assisted management in AMSI support, landscaping, signage, and management support in the office. Created and set up maintenance division. Recruited, hired and trained personnel. Coordinated and solved numerous post construction challenges and as a result, 140 apartment homes made ready for lease in 90 days. Followed Supervisor to Alliance Communities.

Property Manager

Managed two communities totaling 376 units. Responsibilities included overseeing an interior rehabilitation at one community. Combined operations of both communities; supervised nine employees, prepared annual budgets and owner’s reports. Handled marketing, overseeing of property maintenance and grounds, and the hiring and training of new employees. Managed the operations and renovation of 282 apartment homes.

Accomplishments:

• Repositioned the community in its submarket and increased the occupancy from 82% to 95% in less than 90 days

• Increased rental rates which resulted in the sale of the community within 120 days.

07/97 – 02/99 JTS Management Company Baton Rouge, LA

Property Manager

Recruited to manage and oversee the rehabilitation of a 304 apartment home community. Solicited bids and oversaw exterior rehabilitation of community including the stairs, converting balconies from wood to metal, chimney replacement, exterior siding painting and replacement.

Accomplishments

• Increased rental rates 8-12% over a 9 month period during renovations with a 97+% occupancy rate

09/96 – 07/97 Campbell Management Baton Rouge, LA

Project Manager

Oversaw the completion of a new multi-family construction which included supervising forty personnel in the completion of the interiors of all apartments, managed punch out on all apartments, and turned over to owner for lease up. After completion of community, set up and completed the company’s policy and procedure manual.

04/92 – 08/96 J. Medve Investments St. Louis, MO

Property Manager

Initially supervised a staff of three at a 184 unit apartment community in Baton Rouge, Louisiana. Promoted to new acquisition of 136 apartment homes in Lafayette, Louisiana, while construction of an additional community of 222 more apartment homes were in process, as well as the revitalization of the existing community. Handled marketing, budget preparation, interviewing, hiring and training of the employees, and on-site maintenance. Established and implemented a preventative maintenance for both communities. Accomplishments

• Moved apartment vacancy rate of 17% in a 98% occupancy market to an occupancy of 98% within four months while raising rent an average of $85.00 per apartment home.

• Awarded Manager of the Year 1995.

Opened a wholesale distributorship for all natural frozen fruit bars.
