Senior Director of Facilities

Managed the General Support Services’ operation, including the physical and real estate assets, building infrastructure, fleet operations, purchasing, security services, maintenance and mailroom services and risk management with an annual operating budget of $3 million with a staff of 20.

• Directed, developed and monitored all capital renovations/construction projects and expenditures for nine facilities for the organization from inception to move-in for offices in the five boroughs and 4 northern tier county offices.

• Managed the renovation of a 100,000sf building with a budget of $34,000,000 which included

a 900 sf data center, nine classrooms with full audio visual systems, a 24/7 emergency communication’s center and a critical emergency operation center. The project came in on budget with an on time scheduled move in date.

• Installed a Nortel Option-61 telephone system with voice mail, phone monitoring and call accounting system at our headquarter site which resulted in an annual savings of $100,000 a year. In addition, installed Toshiba telephone systems in three of our satellite offices.

• Managed a fleet of 75 vehicles with four staff.

• Managed a professional and support staff of engineers, purchasing manager, facilities coordinator, maintenance mailroom workers and security personnel.

• Oversaw the organization’s purchasing that included office equipment, supplies and vehicles to name a few.

• Leveraged Information Technology trouble shooting processes and integrated facilities related requests resulting in better customer service.

• Managed vendor relationships resulting in incremental yearly cost savings.

• Instituted environmentally sound practices (i.e., recycling and green products) balanced with cost considerations.

EARTHWEB, INC. (NOW DICE, INC.), New York, NY 1999-2001

Director of Facilities

Managed all facilities of a business-to-business internet company with six sites across the United

States with an annual operating budget of $6 million.

• Directed all facility development for the organization from inception to move-in.

• Responsible for site selection, procurement, lease negotiations and construction of the office space in

New York, Boston, San Francisco, Atlanta, Des Moines and Boulder.

- Developed from inception a 90,000sf stand-alone office facility in Des Moines in a

fast-track 6 month period that included R.F.P.’s, developer presentations, lease negotiations

with landlords, attorneys and worked with architects and designers to build out space. This project had $20 million budget which came in on budget with an on time move in schedule.

• Installed Nortel Option-11, Lucent and Norstar telephone systems with state-of-the-art voice

mail and telephone conferencing capabilities throughout several offices.

• Responsible for all cell phone and pager equipment.

• Negotiated company wide local, long distance, cell phone and data services with a savings of 40%.

• Consolidated all office supply vendors to an on-line purchasing system, saving the company 10% over previous costs.

• Centralized company-wide travel through an on-site travel office resulting in a 10% reduction in company expenses.

GRAHAM WINDHAM SERVICES TO FAMILIES AND CHILDREN, New York, NY 1996-1999

Director of Administrative Services

Managed all facilities of a non-profit child care agency serving 6,000 children and families at 12 sites

in New York City and Westchester with an annual operating budget of $3 million.

• Directed all facilities development projects: Managed the design and construction a 20,000sf daycare facility in the Bronx with a $2M budget.

• Renovated a complete office floor without disruption to service operations with a $500,000 budget.

• Negotiated favorable leases and maintenance programs for organization’s entire car fleet.

• Managed all insurance policies for the company including general liability, umbrella and property insurance. Re-negotiated liability terms, saving the organization over $50,000 from previous year.
