August 2010 – July 2011 Devers Construction and Maintenance Co.: Project Manager/Superintendent

Project Manager and Superintendent on contract basis in retail, commercial and residential renovations. Obtained permits, scheduled subcontractors, kept schedules and budgets, inspected work for proper scope, scheduled inspections, communicated with property managers, completed punch list and documentation. Company merged with Barker Property Management and Devers Construction and Maintenance was dissolved.

August 2009 – July 2010 JPE Inc.: Project Manager/Superintendent

Project Manager and Superintendent for the various projects on the VA Medical Center in Albuquerque, NM. Estimated, contracted, ordered materials, scheduled with Microsoft Project, supervised, inspections, staffing and documentation for a SDVOSB company. Completed the Polytrauma Expansion, a 2 story addition above the emergency room at VAMC. Additional projects completed were roof replacement , facility remodeling and parking lot conversion to handicapped. Project was on time and under budget. Set up AIA draw schedule and applied for monthly draws. OSHA 30, First Aid and Storm Water Pollution Protection Certified. Moved to Florida after completion of contracted project.

December 2006 – February 2009 Wallen Homes: Construction Manager

Responsible for all aspects of construction and land development for a medium sized home builder. Designed new products. Implemented new policies and procedures to keep Wallen Homes ahead of industry standards. Managed the superintendents, drafting and customer service departments. All aspects included training, scheduling, maintaining budgets and quality control. Since starting as Construction Manager, Wallen Homes has decreased the building time 30% while increasing customer satisfaction to 98%. Most improvements were accomplished through training and increased communications. I am currently Build Green Certified. Awards include: New Mexico Parade of Homes Gold Award Winner 2008

Oct. 2002 – June 2006 WCI Communities: Project Manager

Responsible for every aspect of the daily operation of a large luxury homebuilder. Managed the land development on various projects including infrastructure, roads and utilities. Reviewed competition for market analysis in desired markets. Established land development costs and utility relocation costs through bids, estimates and research for budgeting. Responsible for all bonds and permits to start a new community. Initiated bond release and inspections. Established a new system for handling all non-standard options. Established a safety program. Developed a training program for Pre-construction, Pre-drywall and Pre-settlement Orientations. Value engineered existing products to be more functional, cost effective and low maintenance. Project manager for 3 single-family communities, 1 attached single family and 2 townhouse communities.

May 1999 – Oct. 2002 Winchester Homes, Inc.: Production/Service Manager

Responsibilities included maintaining a daily production pace within an established budget while maintaining the desired company quality. Enforcing safety standards and educating others on safety requirements. Used Timberline project software. Trained and guided Supervisors, Assistant Supervisors, Production Technicians and Service personnel. Involved in developing the Supervisor Training Manual. Selected as part of the team that put together the Homeowners Manual. Approved all written field extras and educated on negotiation and control of extras. Resolved all builder/homeowner issues within the communities of my responsibility. Created budgets for each community for overhead and site costs. Involved in NAHB ISO 9000 program for framing quality. Responsible for 8 projects (4 single family and 4 townhouse communities).

April 1998 – May 1999 Apartment Contracting Corporation: Assistant Vice President of Construction

Returned to the building and contracting side of the construction industry. Responsible for 3 apartment complexes (tax credit apartments), with apartments over commercial retail stores. Responsible for all negotiations, contracting, start up, personnel, daily operations, scheduling and budgets of these complexes. Coordinated between engineers, architects, field operations and budgets as a weekly routine. Established budgets to determine whether to bid on a particular job. Executed quality control inspections and follow through reports. Set up bank draws and prepared progress/budget/variance reports for the Corporate Controller and Executive Vice President. The budgets for the 3 complexes exceeded $15 million dollars.

February 1995 – April 1998 Builders Supply and Lumber: Sales Representative

Entered the sales area of the construction industry to learn the supply aspects of the trade. Learned how various components come together to make the final product. Learned how to market and sell products to various customers. Gained valuable product and distribution knowledge. I started with 0 accounts in 1995 and by 1997, I generated over 3.5 million in annual sales. Builders Supply and Lumber was a sister company of Pulte Home Corp.

April 1992 – February 1995 Pulte Home Corp.: Project Manager

Managed the Alexandria Virginia area condominiums, townhouses and single-family communities. Responsibilities included the production and quality within my communities, including estimating, bidding, contracting, hiring and training of personnel as well as working within budgets. Became proficient in scheduling and delivering homes within budget, on time and with the desired quality. Established home costs and overhead budgets for my projects. Worked with sales personnel on all contracts to ratify if full offer was not made. June 1983 – April 1992 Progressed through the construction ranks from carpenter(1 year) to carpenter foreman(2 years) to assistant superintendent(1 year) to full superintendent(4 years) to supervisor(3 years) , Worked on residential homes, commercial projects and renovations. I have been involved in the management and supervisory segment of the building industry for over 25 years. I have experience in all aspects of management and construction from hands-on carpentry to contractual proceedings and stock meetings. My college background provides me with the flexibility and innovative skills needed to succeed in difficult situations from scheduling to controlling situations and customer expectations. I believe teamwork and communication are essential business tools and I strive to promote both.
