NOTABLE PROJECTS.

550 MONTGOMERY LOBBY RENOVATION / SF, CA

Renovation of distressed 1930’s building lobby of nine-story high rise Type IA building in the city’s central business district. Reintroduced building’s historic lobby entrance along with exterior window openings to bring back natural light into the lobby’s first and second floors’ shared opening. The proposed design boasted a dramatic transformation from a dated, dismal and dark lobby interior to a new lobby space with upgraded finishes and spatial qualities that enhanced the liveliness and brightness. Feature pendant lighting, decorative wood wall covering, glass guardrail and new storefront windows were all elements that attributed to the proposed improvements of the space.

550 MONTGOMERY SPECULATIVE SUITE 750 / SF,CA

Collaborated effort with owner’s designer to create a speculative suite for marketing to potential tenant’s that presented above-standard finishes such as stained concrete floors, fully glazed private offices and conference rooms, and exposed concrete slab ceilings. Along with the speculative suite the attempt to make a speculative elevator lobby and common restrooms for the 7th floor was made with the design aesthetic of a botique hotel. The restrooms were designed to also be in keeping with the character of a botique hotel having countertop-mounted lavatories with wall-mounted faucets.

MERRIWETHER & WILLIAMS TENANT IMPROVEMENTS / SF, CA

Approximately 9,000 square foot build-out at 8th floor of high -rise. Tenant expressed need for “openness” at the elevator lobby heavily restricted by Code. We proposed solutions for wireglass and wide, rated door leaves to achieve an above-building standard transparency that was still in compliance of Code. The idea with the City was to maintain the idea of the exposed concrete ceiling s with pendant lights working toward a “building-standard” of typical suite ceilings.

VOLUNTEER MATCH TENANT IMPROVEMENTS / SF,CA

6,000 square foot interior build-out that incorporated a turnkey agreement between the building landlord and tenant for standard suite features. For above-standard finishes we worked directly with the tenant toward acheiving the desired aesthetic of their new headquarter space. Some of the above-standard features included “3-Form” wall panels, coordinating sound / PA system, exposed concrete ceiling and feature barn door sliders.

TOP TIER TENANT IMPROVEMENTS / SF,CA

Interior tenant improvements at 4th floor of iconic Transamerica Pyramid building for 7,000 square ft, capital investment company. Coordinated architectural drawings with mechanical and electrical design build team. Performed Code research and permit submittal and responses based on a challenging exiting plan. Worked with team to detail feature signage and coordinated with signage subconsultant which incorporated a 15-foot long backlit acrylic panel with raised lettering.

SATELLITE HOUSING / OAKLAND, CA

Interior finishes work and detailing in collaboration with Berkeley architect for a series of senior housing buildings in the East Bay. Contracted by the architect, we coordinated with them on their scope for renovating plans. Major interior design features include decorative slatted wood ceilings, phenolic panels incorporating programatic requirements of display cases and incorporation of signage detaling at phenolic panels.

BERKELEY FENCING CLUB / BERKELEY, CA

Renovation & structural retrofit for existing Type V-B building.

Worked with schematic design, design development, and construction drawing phases of the project. Managed coordination of drawings with structural engineer. Maintained correspondence with general contractor and client regarding major design decisions that influenced project pricing.

7TH STREET COMMERCIAL CONDOS / BERKELEY, CA

New commercial Type V construction.

Developed initial massing and site studies as well as schematic design of the building. Refined design development drawings and supported both construction drawing production and construction administration.

2020 MILVIA / BERKELEY, CA

Renovation & structural retrofit for Type II building.

Developed schematic studies for renovation of existing commercial downtown building. Developed speculative tenant layouts to market and entice potential tenants and small businesses. Heavily involved with the development of design development and construction drawings. Managed coordination of drawings and resolution of design issues with structural and mechanical engineer

BASE-BUILDING PROJECTS & LEASE ASSISTANCE

Developed close professional relationship with owners of multi-story buildings for 2150 Shattuck in Berkeley, CA and for the Bay Center Campus in Emeryville, CA. Worked on several commercial tenant improvement projects and reconfigurations for each building for the duration of employment with the design studio. Our firm played a major role as base-building architect in lease assistance to the building owner, providing lease diagrams and performing building square footage take-offs and rentable calculations per BOMA standards for each floor of each building.

FREMONT BANK / FREMONT,CA

Commercial office tenant improvement for existing Type III construction.

Stayed in close dialog with client on space planning and fitting required program. Developed pricing-level drawings and construction drawings. Key involvement in construction administration. Worked directly with client regarding selection of finishes and light fixture specifications.

CINEMA STREETSCAPE / REDWOOD CITY, CA

As part of a broader picture to revitalize the heart of the city, the project focused primarily on the street frontage of a planned, new cinema building. In anticipation of the heavy activity and draw of people, the project focused on creating an ambient street scene by use of modern street light fixtures, custom planters, decorative paving and integral planting. The design process was one that exercised judgment of scale of the use of new street elements. The plan was to utilize the street to be occasionally blockaded for “farmer’s market” events and this presented challenges to designing the street for more “flexibility” of uses.

COURTHOUSE PLAZA / REDWOOD CITY, CA

Participated in initial design charrettes by contributing ideas for a new plaza at a historic landmark at the heart of the city to serve as an important public amenity. Supported the design process through the development of the initial massing relationships, modeling exercises and case studies. Conducted lighting studies and worked with team captain to develop perspective sketches and elevations to convey ideas to client. Attended public workshops to receive and respond to community feedback.

WHITTIER BLVD. IMPROVEMENTS / MONTEBELLO, CA

Collaborated with landscape architect in selection of street tree species which were a key element in visually improving not just the main arterial nature of the City’s Whittier Boulevard but also the “street experience”. Supported production of initial schematic phase drawings and attended public workshops to present and receive community feedback. Designed various schemes for upgraded public parking lots and improved major bus and transit stops. Supported production drawings for key landmark design feature which was a large-scale custom monument located at the central crossroads of the project bearing the major street names in raised, custom typeface.

1ST ST. STREETSCAPE & PLAZA DESIGN / LIVERMORE, CA

Supported production of drawing plans and street parking layouts. Worked with team captain in developing prototypical design for a custom trellis which would be the essential design element in the streetscape. Also supported design process of proposed interactive fountain and larger custom trellis that tied together the essence of the entire streetscape concept.
