OBJECTIVE
To plan, organize and direct through a middle management team, the design, development, construction and final commissioning of high-rise residential apartment buildings.
PROFILE
An experienced multi-faceted project manager with an extensive background in orchestrating and coordinating the design, development and construction of residential high-rise apartment buildings. SELECTED ACHIEVEMENTS
Took charge of a problematic 3 phase condominium and orchestrated the remediation within a six month time frame. As a motivated and results oriented self starter, I led an on site team of 5 people to correct a multitude of deficiencies during final commissioning. This resulted in the withdrawal of a class action lawsuit by a group of dissatisfied purchasers.
Directed the timely completion of a 5 storey condominium that was 2 months behind schedule after concrete forming. After analyzing the root causes of the delay, I identified several problems, recommended and directed the implementation of solutions thereby completing the project on time and on budget 4 months later.
Co-wrote a submission to Council and planning authorities resulting in the reduction of a parkland levy for a 232 suite condominium of over two million dollars. Uses initiative and judgement in analyzing problems; determines critical factors for investigation, decides the most effective approach, orchestrates the implementation of the final solution. As a result, council approved a new levy assessment formula based on this recommendation that other companies were able to benefit from.
Liaised with consultants, planning and municipal authorities during the development of an 18 storey 232 unit condominium. Through persistence and due diligence, I was able to oversee and orchestrate the approval process to achieve planning approval in 5 months after concept and the building permit 3 months later.
Researched and analyzed alternative solutions to servicing 24 homes in a 48 home subdivision. By identifying creative but practical alternatives, I was able to negotiate with works department officials to permit the installation of services on private property. This reduced the number of street connections to one for each service and saved the developer over 60% of his servicing costs.

Supervised consultants during the production of working drawings; liaised with operator/partner with respect to end user requirements; directed and coordinated on site management to the completion of a 116-unit senior’s retirement home in Markham. Managed site co-ordination and supervision, consultant liaison, troubleshooting, dealing with trade issues and payments for a problematic 180 unit, 4 building project in Markham. Co-wrote tender and contract documents; conducted the tender for sub trades; awarded contracts and directed the on-site management for the construction of a 186 unit, 2 tower project at 500 Queens Quay West.

Managed on-site supervision for the construction of a 23,000 sq.ft. 3 storey mixed-use apartment building.
Supervised construction of tenant improvements in an existing office project. Inspected existing buildings and preparation of overall building condition evaluation reports. Coordinated and provided consultation for the rezoning and site plan approval for a 150 unit and a 48-unit condominium project. Prepared construction budgets and economic feasibility studies on several apartment condominium projects.
Prepared and submitted low bids for stand-alone restaurant and mid size office renovation. Created architectural design and working drawings for custom homes and a 3-storey rental apartment building.
