Regional Construction Manager

Managed on time, within budget completion of regional construction projects from inception to issuance of final Certificate of Occupancy. Directed assistant construction manager and controlled project budgets ranging from $600K to nearly $4M.

Selected Projects:

 Directed on time and within budget completion of 2 new construction projects with budgets ranging from $668K to $3.7M, building size from 14,477 sq. ft. to 14,564 sq. ft., and lot size up to 110,117 sq. ft.

 Completed 15 remodel projects on time and within budget in less than 7 months from January 1 to July 31, 2008.

 Managed $1.8M expansion/remodel for 10,196 sq. ft. store in Franklin Square, NY on time and on budget.

 Led multiple on time and within budget open store remodels located throughout Northeast from Atlantic City, NJ to Camden, ME, which included $473K remodel of 12,109 sq. ft. store in Brooklyn, NY and Grand Central Terminal in New York City.

 Supervised $699K new interior construction of 14,564 sq. ft. building in Marlboro, NJ on time and within budget.

 Played key role in rebranding 155 acquired Eckerd/Brooks stores in Northeast from Delaware to Maine by managing all facets of construction and leading multiple subcontractors and signage companies to execute rebranding at each location.

 Directed new construction of multiple Bed Bath & Beyond stores including two 25K sq. ft. Bed Bath & Beyond department stores in Massachusetts and New Hampshire.

 Executed on time, within budget remodels for Harmon Discount Health and Beauty stores in Orange, CT, Mineola, NY, and Marlboro, NJ.

 Enabled addition of Fine China departments to Bed Bath & Beyond stores nationwide through successful program management.

 Managed on time and at budget 10K sq. ft. corporate office expansion and renovation project that added 26 new enclosed offices and 48 new office cubicles for Bed Bath & Beyond.

 Led demolition and replacement of Bed Bath & Beyond distribution center’s fire sprinkler system to include 1K+ sprinkler heads, new pump, and new control panel.

 Completed 50K sq. ft. warehouse renovation project for Bed Bath & Beyond’s main distribution center.

 Aligned 80 stations throughout Connecticut, New York, New Jersey, and Pennsylvania with Shell’s new corporate image by completing program to convert Texaco stations to Shell and upgrade existing Shell stations. Reviewed imaging level, analyzed zoning, marked up existing and proposed sign plans and building elevations, and obtained all building/sign permits.

Construction Manager  07/97 – 08/01

Directed and oversaw all phases of new construction and renovation projects from initial conception to General Contractor pre-construction meetings through final inspections and approvals. Prepared RFPs, evaluated sealed bids, conducted scope of survey, authorized change orders, and signed off on final punch lists. Reviewed proposals and recommended contract awards and subcontractor approvals in executive meetings.

 Led on time, within budget completion of high profile, highly visible construction of new convenience store and gasoline station directly adjacent to corporate headquarters.

 Project managed on time and within budget construction of three additional convenience stores and gas stations in Bohemia, NY, Weehawkin, NJ, and Boundbrook, NJ.

Retail Operations Division Manager  03/94 – 07/97

Managed daily operations for division generating $250M+ in annual gross sales from 130 sites located in 8 territories throughout New York and New Jersey. Co-developed multimillion-dollar budget, as well as sales, income, and payroll projections for all locations. Managed P&L encompassing sales, operational expenses, capital expenditures, and payroll.

Selected Accomplishments:

 Exceeded both convenience store and gasoline sales goals in all eight territories by developing custom marketing and merchandising plans for each store, facilitating staff training, and ensuring accurate market pricing via competitive surveys.

 Built high performance team of 138 direct reporting marketing representatives and site managers, plus ~500 indirect reporting assistant managers, senior sales associates, and shift leaders through selective and insightful recruitment, hiring, development, and management.
