Program/Project Management
• Facilitated meetings between design team and owner’s personnel to insure budget and schedule constraints were addressed. Processed payment requests, generated and processed change orders, developed and maintained schedules & budgets, and evaluated sub-contractor’s proposals. Performed construction and site verification reviews & reviewed architect’s and engineer’s plans and specifications to assure owner’s criteria were met.
• Developed & maintained client’s Capital Improvement Program to ensure each specific site’s construction needs were taken care of in a timely and cost effective manner. Seamlessly integrated program into the client’s Planned/Routine/Deferred Maintenance project framework.
• With limited resources, within 45 days, successfully obtained 5 construction permits working through city, county, state, local water district, and federal agencies. Enabled work to be performed within required time constraints with project completing ahead of schedule.
• Monitored and inspected the work to insure quality and consistency of construction. When necessary, worked with sub-contractors to resolve or correct as needed.
• Developed and maintained a list of architects, engineers, consultants, inspectors, and contractors for future reference for all project managers, construction managers, & owner’s personnel.
• Established $35M design scope for client to be utilized by the design team of architects and engineers to create construction drawings. Researched, analyzed, and compiled information from 30-35 department supervisors and site administrators.
