Actively recruited with the challenge to provide NEW administrative infrastructure and reorganize daily field operations for $95 million Scrub Island Resort and Spa, located on a private island off Tortola, BVI (British Virgin Islands). Project was in a state of severe financial distress as a result of being grossly mismanaged. Re-organized and managed project to successful Grand Opening Completion for First Bank Board of Directors (Project Funders).

Senior Project Manager for $53 million, Phase 2, 110 rooms Veranda Resort development in Providenciales, Turks & Caicos Islands, BWI (British West Indies). Developed efficient project completion schedule, finish budget survey and % complete spreadsheets for tracking all project progressions for accurate monthly Payment Applications. Managed Phase 2 with detailed assessments of 3 buildings (1) 4 story and 3 buildings shell to drywall installation. (Average men on site: 240+) Recruited as Senior Project Manager for a (4) year project by The L Company, who worked on Veranda over a year. The 4 year project was postponed indefinitely due to economic issues. I own my Quest Digital Estimating System, SureTrak Scheduling and Prolog Project Management systems.

18 month consultant contract as Project Manager / Senior Estimator of (5) commercial projects creating accurate, detailed estimates and managing expedited projects that were completed within time and budget guidelines. Sourced and installed new server based integrated computer system allowing for integration between design, estimates, management and accounting. I agreed to 18 month contract due to desire to relocate to Austin TX. Relocated to Austin TX and prepare estimates for architects and developers on a consultant basis.
McMaster Construction SENIOR PROJECT MANAGER / ESTIMATOR 09/2005–5/2006
Recruited by McMaster Construction due to extensive construction management of large Federal Gov’t projects, as Senior Project Manager / Estimator for closeout of US Army Equipment Procurement Headquarters 39,640 SF, $12.2 million, US Army Tank Maintenance Headquarters / 26,680 SF, $11 million, and CIDC Field Operations Building / 10,360 SF simultaneously. Confirm closeout estimate, developed and integrated final budget with project schedule for accurate cost projections and cash flow requirements. Updated weekly progress schedules for distribution to subcontractors. Finalized material transmittals on all interior finish materials and reviewed for approval with owners. Developed value engineering for architectural design changes for user-effective interior space layout and incorporate effective change orders with acceptable costs for the owner. Projects were completed for hand-over to the Corp of Engineers.

Work included confirming site over-lot survey, developing SOV and building project budget. Built current project schedule and maintained 2-week look-ahead schedules -- integrated line item costing with scheduling work events for accurate current costs and cash requirement projections -- integrated operational plan with superintendent and subcontractors for successful completion of project with turnover to government on schedule. Company had several other projects in the design phase; however none were in the development stage.

• Responsibilities included verifying bid amounts, locating, qualifying, and negotiating the buyout of all contracts with subcontractors and suppliers.
• Utilized digital estimating specific software, managed all projects from material procurement lead time to maintaining current two-week updated and look-ahead schedules to ensure accurate budget / billing projections to satisfy cash flow requirements.
• Selected at hire to represent CFC at the Federal Show Cause meeting for a failing $1.78 million St. Louis Housing Authority renovation project (3% billed after 50% elapsed contract time) to keep project from contract default.
• Utilized a personal index of over 900 suppliers and contractors nationwide and restructured senior staff to include hiring and managing four outside superintendents, support staff, and skilled trade subcontractors.
• Negotiated $568,000 in change orders, time extensions through July, and general condition extension costs of $1290 for each day.
• Results Achieved: Put project 9 days ahead of schedule with a total amount in excess of $2.35 million.
• Awarded additional St. Louis Housing Authority renovation contract 02/25/02 for $700,000. Accepted bid was within 3% of next lowest bidder.
• Additional project produced a 22% profit margin 8 weeks ahead of schedule.
• Profitably negotiated an additional $100,000 in change orders.
