During my career at JMC, I have performed project management and estimating roles on many different projects, as their needs have dictated. I started as an assistant project manager on several large waterfront projects that included mid-rise and high-rise condominiums. I served as the sole project manager for a high-rise luxury condominium with 51 homes and retail, in downtown St. Petersburg. I estimated several projects when they entertained general contracting high-rise projects for other owners. I served as the owner’s representative on the construction of a downtown hotel for the owner of JMC. For the last ten years, I helped our company with preconstruction services on all of their communities throughout Florida.
As part of the preconstruction team, some of my duties entailed:
• Directing the coordination of the design team and incorporating JMC’s standard methods and details.
• Assisting with attaining state, county, and city permits for our sites.
• Designing the internal construction shop drawings and marketing plans of the units.
• Researching, value engineering, and creating the features and specifications for each project.
• Compiling all of the project estimates and comparing these estimates against our goals and historical costs.
• Establishing the construction job cost budgets, and coordinating with the accounting department.
• Estimating the construction costs for the owner change order library databases.
• Soliciting sub and supplier bids, verifying take-offs and scope, and negotiating pricing to meet buyout goals.
• Preparing and executing the professional and subcontract agreements, change orders, and purchase orders.
• Tracking construction job costs and variances for changes in future estimating.
