Sr. Director of Site and Building Planning, Project Management, and Property Maintenance for various clients in the southwest Florida region.

 Manage pre-design development and construction activities from inception through final construction, concentrating on new building projects, expansions, major remodels and Property Maintenance.

 Assist with the efforts to evaluate/obtain required zoning, zoning amendments and variances along with maintaining professional relationships with municipal officials to aid in governmental approvals.

Sr. Project Manager/Tenant Coordinator for Turnberry Associates, Inc. on the Destin Commons Project, in Destin, Florida. A 770,000 Sq. Ft. Lifestyle Center, with an Additional 80,000 Sq. Ft. of Office Spaces and Two Four-Level Parking Garages. Approximately a $135 Million Dollar Project.

 Overseeing General Contractor/Construction management firm, reviewing plans, permits and all pertinent drawings.

 Facilitated weekly progress and Subcontractor meetings, along with all tenant pre-construction meetings.

 Inspected and oversaw all phases of Base building construction, tenant construction and estimating.

 Onsite administration and implementation of all lease requirements.

 Monitored and ensured prompt document production by tenants’ architects to include overseeing the coordination of construction of specific tenant spaces as a landlord according to the leases.

 Assembled information as needed for generating charge back invoices, particularly for base building work and tenant construction assistance costs over those specified directly in the lease contract.

 Also completed post construction close out paperwork including punch lists and reviewing all as built drawings (base

Sr. Project Manager for Mercedes-Benz USA, on the Northeast Regional Master PDC Project, located in Central New Jersey. It consisted of 1.2 Million Sq. Ft. of Office and Warehouse space @ approx. $100 Million Dollars.

 Assisted in Design and Space Planning along with overseeing the Architectural and Engineering Firms in order to come up with a Design Build Bid Package for the Client, this consisted of 35% + Design Drawings, along with a Design-Build Project Guild Manual.

 Administered and oversaw the Bid selection of the Design-Build Team and Contractual Documents for the Project.

 Oversaw the Buyout of the Property and implementation of the Option and final purchase, after the Due Diligence work was completed.

 Facilitated and monitored all Design-Build Meetings along with Zoning, Planning Board and State and Local Business Incentive Meetings.

Forest Fair Mall, $ 120 million dollar facelift and total interior renovation. 8 anchor stores, 100 in line tenants,

2 out parcels.

 Oversaw construction and design issues for owner along with budget, construction administration and contract negotiation

 Tenant coordination duties included working with tenant architects for tenant fit-outs, review of final drawings to C.O., including close out paperwork/charge-backs etc.

 Also handled permitting and city and state issues for the project.

 Reviewing Permits, plans and all pertinent drawings; review and modify layouts to accept field conditions; facilitate monthly OAC meetings along with pre construction meetings with the General Contractor and Sub Contractors.
