Career Highlights
• Coordinated crew of 270 at 68,920 SF South Elgin Dominick’s to complete construction in record time of 87 days and a cost of $8.5M. As a result, customer then asked for development of another three sites.
• Built $68M 420,000 SF Deer Grove site for GLP and acted as general contractor over crew of 585. Achieved profit of $1.5M after taxes for each of the three partners.
• Coordinated demolition and construction crews of 225 people for 62,180 SF Western Springs addition during normal business hours. Demolition, addition, and remodel successfully completed with no interruption of Dominick’s daily activities at a cost of $4.8M.
• Overtook a 60,000 SF build-out of office space for Sears Logistics after deadline of October 1st had been misunderstood by another project manager to be November 1st. Delivered finished space to satisfied client on true deadline after accelerating schedule in mid-September, utilizing crew of 105 and at a total cost of $1.6M.
• Maintained order and cleared 55 workers from Shorewood Dominick’s 22-acre site when front loader hit a high-pressure gas line, causing a life-threatening situation. No one was injured and the site remained safe.
• Identified new customer base and provide qualified leads for strip mall and outbuildings for Centerville Properties. Created new revenue streams with Chase Bank and Arby’s restaurants.
• Ensured continuity and directed demolition crew of 125 at 180,000 SF 219 East Lake Shore Drive after original contractor failed to meet his financial obligations. Historical renovation completed for VSP Corporation.
• Analyzed white box build-out costs for Trammel Crow malls and reduced cost to $45/SF. Ensured finished mall appearance would be attractive to tenants, drawing rents and profits at accelerated rates.
• Satisfied customer service requests for General Homes subdivision homeowners per the homeowners’ demand for my presence. At the time, also supervised construction crews and was not in the customer service division.
• Transposed floor plan of 72,630 SF Shorewood Dominick’s two weeks before grand opening, utilizing a crew of 88 and at a cost of $0.32M. Store was successfully mirrored on time.
• Negotiated extras requested by owner to less affect bottom line. Resulted in cost saving of $55K to $0.32M for Dominick’s at all locations built by GLP.

• Established relationship of trust with Carpentersville village inspectors. Received passes on work yet to be completed, reducing multiple inspection costs by $5K.
• Negotiated better prices with trades on existing Dominick’s while securing promise of streamlined quality work on future projects, saving approximately $1.5M over al projects. Completely satisfied both client and trades.
• Mentored a youthful Chicago gang enforcer at 219 East Lake Shore Drive and earning his trust and respect. He is now a carpentry foreman for a concrete crew and a father of twins.
• Persuaded K-5 Paving to keep their asphalt plant open in order that completion of paving a 15-acre parking lot with a crew of 22 could be performed at 15-acre Shorewood Dominick’s. K-5 assented and paving was completed in winter conditions without up-charge, and the grand opening occurred on time.
• Persuaded McDonald Carpentry to work two weeks of overtime at no extra cost to 14,820 SF Walgreen’s or to Centerville in order to complete the project by the October deadline, resulting in two extra months of rent to Centerville Properties. Resulting savings was $20,000.
• Qualifying and comparing bids for GLP on projects ranging from 135K SF to 420K SF to avoid cost overruns of $50K to $300K. Ensured projects were on time and on budget.
• Verified shortfalls in material takeoffs for General Homes on five different models from 1800 SF to 2300 SF. Eliminated extra costs in time and materials and expedited projects, with a savings of $5K to $8K per unit.
• Managed two rival gangs at 219 East Lake Shore Drive, keeping the jobsite safe, on time, and on budget. Demolition of renovation was completed without hostilities.
• Simultaneously managed two shopping malls using identical crews of 215, balancing schedules without crew overlap. Both GLP’s 185,000 SF Carol Stream and 145,000 SF Bartlett centers were completed on time at a cost of $45.5M.
