Project consists of 3 story sub structure parking and 20 story super structure apartment units above grade. The M.E.P.
systems are design / build by the contractor. The contract required milestone delivery dates for exterior metal panel
system advertising boards and the retail building prior to substantial completion. Off site utility, paving, striping, and traffic
signalization work is phase 2 of the contract.

Senior Project Manager
THE PIKE at Rainbow Harbor is an approximate 310,000 GLA square foot retail and entertainment facility located
between historic downtown Long Beach and the newly constructed Rainbow Harbor in Long Beach, California. The
project will be anchored by an approximate 70,000 square foot 14-screen multiplex cinema operator agreement and
Game works. There will be roughly 100,000 square feet of restaurant uses ranging from quick serve food to fine dining.
The remainder of the space will be devoted to a variety of retail and entertainment uses.
Preconstruction services involved implementation of a business and administration plan, GMP estimate updates for
design development and contract documents. Estimates and cost control were broken down into 3 projects with 21 jobs.
Bond financing discrete component requirements by the city of Long Beach consisted of 12 jobs. Site work consisted of 2
jobs; the buildings consisted of 7 jobs.
Construction services were performed in two phases / releases. Site utility infrastructure was released and built at
Seaside Way prior to starting mass grading operations, remaining infrastructure and building work. Construction services
included review of owner contract, design management with the design professionals, design management with MEP
subcontractors, purchasing of subcontracts and vendors, project master scheduling, site logistics planning,
implementation of site specific safety plan, coordination with governmental agencies, owner and subcontractor meetings,
