Managing Director-Business Development and Asset Management
Current activities include business development, asset management, and court appointed receivership assignments. Selected accomplishments as follows;
• For large Chicago area regional bank;
o Court appointed Receiver and subsequent Asset Manager of a large master-plan community with over 2500 residential units in Plano, IL. Along with detailed court reporting, this involved oversight and disposition of model homes, 26 finished and partially completed production homes, and approximately 300 vacant developed lots. This is an on - going assignment.
o Court appointed Receiver and subsequent Asset Manager for a mixed use development in Shorewood, IL. Facilitated the sale of four model homes, currently overseeing the balance of the property and assisting in efforts to sell the remaining 50 vacant home sites and undeveloped acreage.
o Asset / Property Manager for a failed single family home development with numerous site environmental violations. Corrected violations and currently managing the property as attempts are being made to sell it.
o Court appointed Receiver and Asset Manager for a large residential community in Beecher, IL consisting of twenty two partially completed homes, 200 vacant developed lots, and land for subsequent development.
o Other smaller single site properties in Elmhurst, Evanston, and Aurora.
• For large Chicago area national bank;
o Asset management assignment for a partially completed subdivision in Minooka, IL. The assignment includes negotiation with the municipality on land development infra - structure completion and subsequent construction management of work associated with the settlement and overall site management.
o Market analysis and cost to complete estimates for partially completed custom homes.
• For several large national real estate companies;
o Receiver on a pool of gas station convenience stores located in the Chicago / Rockford area. Assignment involves property management, detailed budgeting and close vs. open analysis on the properties.
o Prepared market and cost to complete analysis on partially completed town home community in Burr Ridge, IL.

Managed 12 person land acquisition and development department responsible for sourcing new deals, acquisition feasibility, detailed financial pro-formas, negotiations, entitlement strategies, land development budgets, and construction activity. Annual expenditures reached $35M. Selected accomplishments as follows;
• Goal was to annually acquire, develop and entitle 750 improved home sites for company to sell and build homes on.
• Provided the company new development opportunities with strategic geographic locations and product diversity by maintaining rigorous knowledge of market conditions, property owners, competitor activity, and the municipal / political environment.
• In single year directed the successful entitlement and development agreements for three large master plan communities totaling over 3000 residential units on 1500 acres.
• Arranged an $11M special service area tax financing district to finance complex sewer and water infrastructure to serve new company master plan development in Wauconda, IL.
• Led development and construction of an upscale residential golf course community in Cary, IL. Oversaw golf course and clubhouse design and construction. Facilitated the sale of the golf course to the local Park District.
• Successfully acquired, secured entitlements, and developed coveted suburban infill mixed use property in Carol Stream, IL. Previously, two acquisition and entitlement efforts by other developers failed because of intense opposition and hydrology issues.
• Consistently led annual land development cost budgeting efforts that involved large communities and complex infrastructure, resulting in very few cost overruns and reliable lot costs for competitive home selling environment.
Director of Planning - (1998-2001)
New community entitlement and land planning manager for an 8 person land development department. Facilitated all due diligence, land planning, entitlement activities, and municipal board presentations. Negotiated annexation and development agreements with municipalities and landowners. Selected accomplishments as follows;
• Successfully managed the entitlement and engineering design of over 2200 residential home sites in six different communities.
• Reduced performance and letter of credit guarantee costs by coordinating timely municipal infrastructure acceptance of company constructed public improvements.
• Led successful entitlement and civil engineering infra structure on a 400 unit town home community in Naperville, IL. The Property faced municipal opposition and complex wetland and hydrology issues.
• Successfully entitled controversial mixed use infill site in Streamwood, IL. Worked with Walgreens as development partner. The site was heavily wooded and required intense negotiation with the municipality and surrounding property owners. Subsequently, after entitling, facilitated the sale of the property to another builder.
• Coordinated final entitlements and civil engineering design for controversial town home community in Bartlett, IL. The property had significant municipal resistance and a number of traffic and access issues.
BAXTER HOMES Glenview, IL 1985 -1998
Medium sized Chicago area builder with 40 employees that built 100 homes (single and multi - family) annually. Company developed numerous upscale Chicago north suburban properties.
Vice President - Development and Construction (1993 -1998)
Oversaw company land entitlement, development, sales, and homebuilding activities. Concurrently managed all land development, home construction, marketing, and main office support staff. Supervised architects and engineers in the design and value engineering of model homes, multifamily products and a business park. Selected accomplishments as follows;
• Acquisition, entitlement, and subsequent sale of a 370 unit multi - family and business park property in Lindenhurst, IL. The development included the creation of a special service area financing district for infra structure construction.
• Managed entitlements, development, design and construction of a 107 home, upscale community in Lincolnshire, IL. The community land plan and home design received Chicago Home Builder Association Key Award recognition.
• Oversaw entitlements, design, and construction of a 126 single family home development in Waukegan, IL. The entitlements included a school district boundary change and complex off - site sewer and water easement acquisition.
Construction Field Superintendent (1985 -1992)
Served as construction field superintendent on two multi-family developments and one luxury custom home community.
