●Took over a high-risk lease-up property reporting 80% occupancy and uncovered fraudulent contracts revealing true valid occupancy of about 50%. Led onsite execution of the recovery plan set weekly with ownership and executives: door-to-door contact, constant follow-up calls, delinquency notices vetted against legal requirements, and evidence prepared for law enforcement. With the onsite team, legal counsel, and ownership, raised valid occupancy to 90%, eliminated fraudulent tenancies, and cut delinquency from roughly $500,000 to under $10,000.
●Uncovered the resident-file fraud behind the inflated occupancy: identity theft, synthetic identities, altered documents, fabricated employment and income, wire fraud, money laundering, embezzlement, and theft. Reconstructed applications and transaction histories, identified recurring patterns, and prepared court-ready evidence for management, counsel, and police.
●Traced the recurring fraud pattern to a gap in applicant screening, then developed and implemented a company-wide entity-verification control to close it.
●Approved applicant screening on 10-30 active files weekly using RealPage background results and, after the Yardi migration, Verifast identity and income verification.
