Saved $500K by designing and closing leasing contract for start-up Orbis Online, Inc. Negotiated a cost effective commercial real estate leasing agreement for Orbis in their start-up phase. Capital outlay was minimized with six months free rent, turnkey tenant improvements, plus $20,000 relocation allowance paid by the landlord. TOWER LIFE BUILDING, – San Antonio, Texas 1994 – 1999
Operations Manager
Property manager for historic 235,000 square foot Tower Life Building. Led staff of 21 employees, including administrative, maintenance, and cafeteria and garage staff. Garage management included fuel service. Led initiative to clean building of asbestos and upgraded to meet federal and state standards for clients and owners. Acted as general contractor for all tenant construction. Implemented automated general and preventative maintenance system. Identified and managed large capital projects. Responsible for all vendor identification, negotiation, contracts, budgets, and property management accounting.
Key Achievement:
Led $2M asbestos abatement and HVAC renovation project without disruption to business operations. Planned and implemented an extensive renovation project for high-rise tower. Coordinated environmental contractors, architects, plumbers, mechanical engineers, and in-house maintenance staff, seven days per week for 12 months, to complete project. Increased property’s market appeal sufficiently to boost occupancy from 79% to 92% in two years, during and subsequent to construction phase.
