Applicant Qualifying Criteria
Phillips Management Group does business in accordance with Federal Fair Housing Law, as well as State specific Fair Housing laws. We do not discriminate in the rental of housing based on race, color, religion, national origin, sex, familial status, or handicap. To ensure consistency, the following guidelines are used in qualifying each applicant applying to live in our communities.
Income Verification
Verifiable documentation of income must be provided for an application to be considered. We have partnered with a third party to verify documentation of income. All documentation must be submitted in PDF format. Applicants must collectively have verifiable income in an amount not less than three (3) times the monthly rental rate. Documentation of recurring income may include:
Two (2) most recent consecutive pay stubs from current employer(s) and/or two (2) most recent bank statements or a combination of both
Self-employed applicants must provide three (3) most recent bank statements and submit an IVES Request (IRS Form 4506-C) from IRS
Verifiable statement from a third-party accounting firm detailing private benefits or dividends (e.g., retirement plan distributions, investment income) along with two (2) most recent bank statements Government documents detailing benefits (e.g., child support, Social Security/Disability Income, Alimony support) along with two (2) most recent bank statements Employment contracts and/or offer letters
A signed Employment Verification form may be required (unless self-employed). If your employer requires a fee to process an employment verification, this fee will be billed back to your resident account and collected at move-in.
If we are unable to obtain proof of employment/income, the responsibility for providing such information falls on the applicant to prove employment/income All income documentation must be verified as part of the application process. All documentation must be received within 48-hours of application. Once all documentation is received, please allow up to 72-hours to process the verification.
Credit/Rental/Mortgage History
A credit report is obtained on each leaseholder. The credit reporting agency evaluates credit (which may include rent payment history) as an indicator of future rent payment performance. An unsatisfactory or insufficient finding will result in the requirement of an additional deposit, guarantor, or denial. Applicants are responsible for ensuring their credit history is accurate. Landlord debt and/or poor payment history and/or lease violations may result in your application not being accepted.
Guarantors
If a guarantor is needed, they must meet the entire qualifying criteria as presented above. All guarantors must have a verifiable source of income in an amount not less than 5 times the rental rate and excellent credit. Adult Occupants
If there is a person aged 18 or older who will reside in the apartment home but who will not be executing the lease documents, that person will need to qualify as an “Adult Occupant”. To qualify someone as an Adult Occupant, they must be approved through the criminal background check process. The leaseholder(s) will be responsible for ensuring that the Adult Occupant complies with all community rules and requirements in the lease documents. Occupancy Standards
The terms “occupant” and “occupants” include any lessee(s) and any authorized occupants/non-lessees. Unless otherwise determined by local or state municipal ordinances, the following occupancy standards shall apply: A maximum of two (2) occupants are allowed per bedroom plus one (1) per apartment home.

Criminal Background Screening
A criminal background report will be obtained on each applicant/adult occupant who will reside in the apartment home. The application may be denied due to criminal convictions. Identification
Applicants must present a valid government issued photo identification card for each person aged 18 or older. Each applicant’s identification will be scanned through a third-party verification system. Renter’s Insurance Requirement
Renter’s insurance is required with a minimum of $100,000 Personal Liability Insurance coverage. To satisfy this requirement, you must provide evidence of insurance coverage at initial lease signing and maintain this coverage throughout the entire term of the residency. In addition, we require that the community be added as an “Interested Party”, “Party of Interest”, or similar language. The lease will have additional details about the insurance requirements. Pet Policy
Phillips Management Group Communities are pet friendly. Up to two (2) pets may be permitted per apartment with a combined weight not to exceed 100 pounds at full adult weight. In order to have pets in your apartment a completed Pet Addendum to your lease is required. An Additional pet fee and monthly pet rent are required, per pet. Exotic pets and farm animals are not accepted, and the following dog breeds are not permitted: Akita, Alaskan Husky, Alaskan Malamute, American Bulldog, American Bully, American Staffordshire Terrier, Belgian Malinois, Belgian Shepherd, Bohemian Shepherd, Bull Terrier, Cane Corso, Chow Chow, Doberman Pinscher, Dogo Argentino, German Shepherd, Husky, King Shepherd, Pit Bull, Pit Mix, Presa Canario, Rhodesian Ridgeback, Rottweiler, Siberian Husky, Staffordshire Bull Terrier, Wolf, Wolf-dog mix, and any mix of the listed breeds. Pet Screening
A Pet Screening Application must be completed for all animals. Animal profile rates vary from $0-$25, per pet. A one- time, non-refundable pet fee, ranging from $250 to $450 per pet, is required. An application fee of $75 per leaseholder applicant and/or an application fee of $40 per adult occupant is required. When applying electronically, the application is automatically processed once submitted and the application fee is paid. Application fee(s) are non-refundable.
Consent and Acceptance
Please be aware that the information provided with the application will be submitted for a Credit History, Rental/Mortgage History, Criminal History, and Employment History. This information will be used to determine whether your application is accepted. By submitting the application, you provide consent to authorize Phillips Management Group to process the application. Once the Application is processed, it becomes part of the Lease Agreement. If at any time it is determined that false information was submitted, then the Lease Agreement becomes null and void and the applicant will have 10 days to vacate the premises. Applicant Date
