While attending college, I helped to incorporate my family’s business in the form of an LLC, by acquiring an EIN through the IRS website, I helped draft the articles organization with the assistance from an attorney.
I self-manage and own rental properties in Bakersfield California and I use
QuickBooks’ automated accounting software for my financial accounting: Cost Estimates, Forecasts, Journal Entries, KPI checklist, payroll, Bank Reconciliations, and creation of all of my financial statements etc. I draft all of my leases, contracts, myself through strong knowledge of state, local, federal, and county laws and regulations, and have successfully handled 2 (Self Sought) audits myself professionally and meticulously.
I document all receipts (Physical and electronic) and prepare my own Taxes (Schedule C) for the business.
I collect rents electronically through Zelle, I was initially charged with the responsibility of screening/moving in Tenants, and the entire eviction process as well as I am highly familiar with Landlord and Tenant Laws (That role is currently outsourced to my assistant).
The business’ operating system is successfully automated and passive, but still under my supervision and control.
I attend to property fixtures by hiring handyman and construction workers to fix plumbing issues, broken appliance, or any other structural damage of any sort that my properties may incur. Renovation projects are also planned, initiated, managed, and completed by me with the help of my workers and business advisors.
I am charged with issuing rent receipts to my tenants after they’ve made rent payments and facilitate the entire procurement process whenever I pay vendors on account. I am in charge of all AP and AR activity in my business. These properties are easy to manage because everything is automated for the most part, making my properties less time consuming.
All repair and renovation activity has been self-funded to this day.
