RESPONSIBILITIES

• Develop an understanding of the prime contract, subcontracts, purchase order agreements and allowance items as well as contract drawings and specifications. Administered elements of the processes involved in budgeting and controlling costs so that the project can be completed within the approved budget and time.

• Demonstrate business acumen within the area of responsibility.

• Open jobsite for subcontractors, unlock and lock units at the beginning and end of each day.

• Supervise members of the project team to ensure relentless execution of the project.

• Develop processes with project team. Expedite project coordination as well as assist project team by facilitating proper paperwork and process floes.

• Create Submittal log and identify long lad items.

• Review and process all submittals for compliance with contract documents.

• Procurement and tracking of material.

• Locate material that has not been procured by owners and present equals with adequate cut sheets including lead time to review.

• Review, process, and write subcontractor and owner change orders.

• Organize weekly subcontractor safety meetings including topic, sign – in sheets and handouts.

• Collect T&M tickets daily (if applicable)

• Schedule inspections, work with city inspectors, pull any and all permits necessary including public work street closures.

• Responsible to capture photos daily to record progress.

• Responsible for daily reports to include records of all visitors, subcontractors, crew size, meetings and work completed at the end of each day/shift.

• Keep log of all deliveries ensuring adequate material is onsite.

• Maintain clean jobsite ensuring subcontractors clean up each day prior to leaving site.

• Schedule warranty work/service calls after completion of project. Coordination with owner and vendor

• Buyout material and write and process Purchase Orders

• Identify RFI.s and review with all necessary backup with job superintendent and Project Manager prior to composing, processing, and submitting to Architect, Designer, Engineer, or Owner.

• Schedule coordinate and attend OAC meetings, Prepare and distribute minutes.

• Prepare and review change orders including time extensions with the appropriate personnel before submittal to owner. Maintain change order log and upon receipt of executed change orders, distribute documents as required to company, subcontractor, and field personnel.

• Maintain ‘As Built: contract documents. Complete close out binders including operation and maintenance manuals, warranties and other job specific items required by the specifications.
