My name is Alberto Perez, well known as Tito, I have been working in the mechanical field over 12 years and I have worked as operating engineer for 7 years, I have my Unlimited Steam license with the turbine endorsement issued by LADBS. I’m currently working at Cabrillo Marine Aquarium as a senior building operating engineer; my role is that of a facilities director, overseeing all maintenance and construction of the facility, life support systems and fire life safety systems. Prior to working at Cabrillo Marine Aquarium, I was a Building Operating Engineer at Los Angeles World Airport, as a Building Operating Engineer I operated and maintained a cogeneration central utility plant. The plant comprised of two eight megawatt natural gas turbines with Heat recovery steam generators and a chilled water plant with twenty thousand tons of cooling capacity. Prior to working at LAWA I was a Mechanical Fabricator for ASC process systems, a leading manufacturer of industrial Autoclaves. Fabricating and installing autoclaves. Cabrillo Marine Aquarium January 2025 – Present Senior Building Operating Engineer 5925 As a Senior Building Operating Engineer, I oversee the facility maintenance and construction. I work closely with a Building repairman who I supervise and assign service requests for all building maintenance and projects. My responsibilities include developing routine maintenance schedules for all building systems which include HVAC, Boilers, Fire life safety, Electrical, Lighting, Back Up Generators, Building Management systems and life support equipment for treatment and conditioning of sea water. CMA is currently undergoing a six and half million-dollar renovation of the life support system for the exhibit hall aquarium. I am tasked with overseeing the project to ensure adherence to contractual agreements and quality assurance. In addition to our new life support system, we are also renovating the main exhibit hall. My role is that of a project manager, coordinating various trades to perform the work needed and to ensure the work meets expectations and code adherence. City of Los Angeles, Los Angeles World Airport (LAX) June 2019 – 2025 Building Operating Engineer 5923 Duties consist of operating and maintaining the Central Utility Plant which consists of two solar gas turbines capable of producing 8 Megawatts of energy needed for plant equipment, followed by our Heat Recovery Steam Generators (waste heat boilers) equipped with a CEMS emissions monitoring. The steam we produce is used on our steam driven chillers equipped with an 8-stage turbine to drive refrigerant compressors; we also utilize the steam for comfort heating. Our condenser water system consists of a 20,000-ton capacity cooling tower, we monitor the PH, cycles of concentration, hardness, micro-organism growth etc. We also provide chilled water to the airport for comfort cooling, our chilled water system consists of 5 electric 4200-ton York chillers and 2 steam driven 2200-ton chillers. We also do water chemistry for our boilers checking PH levels, Hardness, sulfite testing, etc. Working with hazardous chemicals which included but not limited to Acids, Bleach, caustics, biocides. Maintaining pump rooms and checking nitrite levels on closed loop systems is a daily routine. My duties outlined as a mechanical helper also coincide. City of los Angeles, Los Angeles World Airports (LAX) February 2018 – June 2019 Mechanical Helper 3771 Hired on as a mechanical helper to assist Building Operating Engineers in the maintenance and Operations of Los Angeles World Airport. -in operating a Co-generation power plant. Maintenance for the Airport includes servicing over twelve pump rooms, each pump room has various centrifugal pumps, air compressors, various valves, heat exchangers and VFD controls. We inspect and log the condition of the equipment and perform Preventative maintenance Yearly and quarterly. At the central plant we produce chilled water, hot water and high-pressure steam. We maintain five electric 4200 ton York chillers, two steam driven chillers, a cooling tower as well as twenty four pumps for our chilled/ condensate water. On our heating side we have two Heat Recovery Steam Generators producing 45000 lbs./hr. of steam which we use to drive two steam Turbine chillers and heat our water via heat exchangers. We maintenance the boilers yearly, changing out the safety valves, inspecting for wear and tear and ensuring all the safety auxiliaries are functional. We also perform water chemistry making sure our pH’s are in range, and our nitrites are of the required PPM’s. As a mechanical helper I perform these duties under the supervision of a Building operating engineer. ASC Process systems, Valencia, CA. November 2013 – February 2018 Mechanical Fabricator

Hired on as a fabricator to assist in the fabrication process of components for the world’s leading manufacturer of autoclaves and oven for the aerospace, composites, nuclear, vulcanizing and glass industries. Within 7 months of getting hired on I took on the role of leading an autoclave build, which included fabricating skids, water tanks, floors, air damps, frames, doors as well as installing fan motors, drive motors, pumps, valves pneumatic positioners, hydraulics and vacuum systems. I learned very quickly and moved on to doing Field builds, installs and retrofitting. I travelled across the country to different aerospace companies and even traveled internationally to Japan, where I assisted in installing and testing an autoclave for Mitsubishi’s aerospace industry MHI.

Helped build and lead an international job in japan: I put my skills and attributes to help make history in japan, I spent countless hours and hard work to help Mitsubishi meet their deadline, we worked 12 hours daily for 2 months, in doing so we achieved our goal and helped Mitsubishi meet their deadline.

Contributed my skills to help the Airforce meet their production needs: Warner robins Airforce base in Georgia was facing problems with an autoclave that has been out of service for 5 years. As you can imagine a lot of the components and systems were outdated and weathered, I spent countless hours figuring out their burner system, learning every detail of this outdated equipment. We troubleshot the electrical and mechanical components until I was able to have the machine running flawlessly. Fox sheet metal, Santa Clarita, CA March 2013-Dec 2013 Sheet Metal Worker

I was brought onto fox sheet metal to help their production needs in installing and fabricating sheet metal gutters and trimming. A lot of the work was on the rooftops and scaffolding, a lot of the older workers had problems climbing up and down and fitting into tight spaces. I was able to meet the demands of the production while helping those around me. Knowing little about sheet metal I used other skills to help production, in the end I was able to learn a lot in a short period of time and become a key player in the production demands.

I was able to contribute and help those around me: I helped bridge the gap by helping the older Sheetmetal workers, by using my agility and dexterity to meet production needs in return I was able to learn and later on use those skills to further production.
