Managed a 420-unit property in Kirkland, Washington. I also worked with the front office to ensure that work orders were processed and completed. I checked work orders and closed them out daily. I've also done move-ins and move-outs, painting, toilet replacements, appliance repairs, work on water heaters, and some electrical and plumbing work. Also worked in a pool for chemical testing, and it is in good working condition. Most work was done in-house, but for larger jobs, they were contracted out. I've also worked with contractors on doing Rehabilitation and the fire department, as far as codes and regulations. The equipment that I used for communicating was "Yardi". I also had a two-man crew underneath me in one part-time temp for grounds.

I would travel to different properties, 12 in all, down by the University of Washington. Completing work orders. Once I arrived from unclogging toilets to putting in the garbage disposals, to dealing with appliances, to dealing with changing out locks. Keeping track of my mileage and my time on the company's computer website was a daily chore, and I would also make recommendations for changes that went on at the property, and was highly involved in making decisions as to Budgeting and finances. Did preventative maintenance on units preparing for new tenants to move in, doing evaluations and walkthroughs after tenants have moved out.

Daliy inspection of work orders that came in during the day or overnight. Make sure all work orders were completed or were forwarded for future work as parts came in. Met with board members and gave a monthly statement as to the condition of the building, any new contractor work going on, as well as move-ins, any move-outs, or any special information or projects that I needed to know of. Made arrangements for moving companies, set up carpet padding inside the elevator so that things weren't damaged, and also took care of the day room hallways of the 16-story building. Made sure all three levels of the garage were cleaned out, made sure that security cameras were Secure and operational, as well as the exterior of the building, working with landscapers as to what work needed to be done. Worked with residents as well as changing locks, switching out Keys, dealing with contractors as far as work being done inside their units. Also worked with the fire department, as far as coding is concerned, locking out equipment, and keeping notes of equipment operations daily. Met with building board members monthly to complete the operation of the building and provide financial updates.
