AREA PROPERTY MANAGER

Tax Credit and Subsidized Portfolios

• Ensure compliance with lease agreements, tenant occupancy documents, s, and timely rent collections, unit turns, preventive maintenance schedules and reserve withdraws.

• Serve as liaison with external agencies including IL Department of Housing, Cook County and City Hall, Building Departments, Code Violations, and Fire Department.

• Oversee annual inspections with an emphasis on unit conditions, building cleanliness, and adherence to preventive maintenance schedules.

• Submit monthly operational reports, including occupancy rates, rent collections, move-ins/outs, vacancy turnaround, eviction updates, and abated unit status.

• Prepare and submit monthly reports such as: waitlist activity, eligibility requirements, applicant denials, and property traffic reports.

• Manage property budgets; submit monthly variance reports with explanations, projections, adjustments, and necessary corrections.

• Maintain accessibility of regulatory documents at each property, including AFHMP, Community Rules, Tenant Selection Plans (TSP), and Regulatory Agreements.

• Ensure timely resolution of tenant complaints, community issues, and vendor payments.

• Provide supervisory oversight for both administrative and maintenance staff.

• Lead staff development initiatives, conduct performance evaluations, set up training schedules, and provide input on hiring and termination decisions.

• Cultivate positive relationships with local officials, including aldermen, law enforcement, and community organizations.

• Implement process improvements to reduce duplication, eliminate inefficiencies, and promote operational effectiveness.

• Code and track vendor invoices to minimize late fees and prevent service interruptions.

• Develop and monitor marketing strategies to generate leasing traffic and meet occupancy targets.

• Attend court proceedings related to non-payment and eviction actions.

• Collaborate with maintenance teams to establish benchmarks that improve response times and enhance resident satisfaction and retention.

• Distribute weekly performance reports (A/R, Delinquencies, Evictions, Aged Payables) to site managers and facilitate status updates via Zoom.
