This 10-story building currently exhibits unsafe conditions as indicated in the 8th Local Law 11 cycle report. In preparation for the upcoming 9th cycle report, we are conducting a thorough assessment of the building's current state, aiming to identify any new issues that have arisen. These may include concerns such as cracked concrete, spalling and eroded brick surfaces, damaged brick elements, deteriorated mortar joints, bowing or bulging brick panels, as well as delaminated and displaced mortar bed joints beneath masonry components such as coping and window sills. Our assessment also encompasses displaced masonry joints near metal components like window lintels and shelf angles, vertical and diagonal (stepped) cracking within the brick masonry, and instances of loose or missing coping cover.

Upon completion of the updated report, our contractor will proceed with necessary renovations to address both unsafe conditions and SWARMP (Safe with a Repair and Maintenance Program) items. Following successful renovations and the restoration of the building to a safe state, we will proceed to file the required documentation with the New York City Department of Buildings (NYCDOB). This comprehensive process ensures the building's compliance with safety regulations and contributes to its long-term structural integrity.

279 East 44th Street: Relevant Structural Technical Issue and Design: This 22-story building has exhibited unsafe conditions, despite the apparent safety indicated in the 8th cycle report of Local Law 11. These unsafe conditions have arisen due to adverse weather conditions that have adversely affected the building's façade. Notable among the identified issues are cracking at masonry corners, vertical cracks in the brick masonry, open or missing mortar joints, delaminated and defective slate window sills, broken railings, spalling and eroded brick facades, diagonal (stepped) cracking in the brick masonry, bowing and bulging brick panels, as well as loose or missing coping covers. Additionally, concerns include horizontal cracking within the brick masonry, leaning of the building, and dislodged parapet walls, alongside dried, cracked, or missing joint sealant at windows. Given the gravity of these conditions, it is imperative to draft comprehensive construction drawings for submission to the New York City Department of Buildings (NYCDOB).
