Summary:
I have been a contractor in the remodeling business for close to 30 years now. I recently had the privilege of participating in the rebuilding of Port Aransas, one of our local coastal communities, as a Superintendent for a construction and restoration company. I was also employed by JMI property inspectors as a property inspector in the property insurance industry. My knowledge and expertise in the construction field is vast and broad. Expertise ranges from complete remodels to rebuilds and room additions. I am also experienced and knowledgeable in dealing with city codes and windstorm codes and regulations. At present I am Supervising the maintenance department for a local Federal funded agency in Nueces County.

Skills and expertise range from installing a door to installing windows, siding, roofing to complete remodels and all phases of construction to complete oversight and supervision of a construction site.
I am also formally educated in all phases of Air Conditioning Technology and Building Maintenance Technology. I also studied Business Administration and obtained a degree in business and graduated in the spring of 2020.

Construction services sales: Promoting construction services from Roofing to all types of remodeling and additions. My responsibilities include, but are not limited to, visiting potential customers and assessing projects. I will take measurements and take photos of the project. I will then begin a material -take off list and calculate labor cost and all other expenses for this project. I will load photos and put together a complete presentation of this project. I will schedule a meeting with the client and present a complete presentation to the client. If a customer decides to sign a contract with us, I will begin the process of pulling permits, schedule a crew to begin work, schedule Engineering inspections and material delivery. I will supervise the entire project from the beginning to the end. At the completion of the project, I will meet with clients, we will complete a walk-through of the project. I make sure the client is satisfied with the results of project; at that point I will collect final payment for this project.

I am responsible for the maintenance and upkeep of 18 Head start campus throughout Nueces County. My responsibilities include, but are limited to, being in charge of and supervising the maintenance department for this Agency. I hold daily staff meetings in which I distribute work orders and we discuss completed, pending and upcoming work orders and projects. I am also responsible for the ordering and record keeping of all materials and supplies that are to be distributed to all our campuses such as paper towels, hand soap, and cleaning products etc. And for work order related materials, paints, drywall, lumber, plumbing parts, and door hardware etc. My duties also include the coordination of lawn care services for all campuses as well as the maintenance and upkeep of all agency lawn equipment and all vehicles and trailers that are assigned to my department. I am also responsible for all agency building inspections and certifications. This includes fire panel inspections, Health inspections, and Fire inspections are all under my jurisdiction. I am also responsible for meeting with and negotiating with Contractors and Engineers for the purpose of negotiating contract bids for projects that are necessary to keep our campuses operating. I am also certified in Lead testing and am my duties include testing of all building on our grounds. I also teach and train all new personnel every two weeks, my class consist of topics such as Active shooter in the building, Building Safety according to Head start standards, Fire Extinguisher use, Fire Safety, and Vehicle use and company Electronics use, to name a few. My presentations usually last approximately two hours. I am also responsible for the recruitment and job interviews of all new potential employees for the maintenance department.

My responsibilities included going into a property and performing a technical inspection. Assess damages incurred during the hurricane and what type of work would be needed to get the property back to normal standards prior to hurricane damage. Recruiting contractors from all disciplines. Taking bids for all phases of construction. Scheduling and making sure all contractors were scheduled in an orderly and timely manner. Overseeing all contractors making sure all work was performed to codes and regulations. Made sure all permits that were needed were pulled by the contractor while keeping constant contact with clients, contractors and inspectors.
