RESPONSIBILITIES
• Organizes work, communicates goals, and schedules employees to ensure proper coverage and enforce company policies and procedures.
• Oversees the facility's Work Order System and issues work orders to the facility's engineering/maintenance staff.
• Maintains the documented records of the facility Maintenance Program within which facility labor and material costs are captured.
• Conducts weekly staff meetings to discuss current and future facility operations and safety training.
• Educates/trains employees on current safety issues to ensure compliance with federal, state and local laws and safety regulations and oversees the physical operations, including maintenance and repair of interior and exterior of buildings.
• Ensure the execution and achievement of preventive maintenance program goals.
• Monitor the budget, control expenses, and prepare the annual departmental operating budget to support the overall objectives.
• Contacts contractors for bids and meets with appropriate construction supervisors to ensure timely completion of projects within budget and establishes future maintenance commitments.
• Determines the security requirements necessary to ensure that the property, employees, and visitors are protected against theft, crime, and other hazards and manages the relationship with a third-party security firm contracted for such purposes.
