SUMMARY BUSINESS PLAN and MARKET SUMMARY
OUR Business plan and focus is to target and find undervalued real estate opportunities in the South Florida market specifically starting with the Pompano Beach real estate market which we began to research in 2017 when we purchased an ocean front condo at the Sea Monarch complex. This property was identified because of its proximity to the Pompano beach Redevelopment corridor which has since flourished with the replacement of the pier, two ocean front restaurants, 600 space parking garage, hotel and retail spaces along with a total street scape refurbishment of the beachfront and Atlantic Ave corridor. Our initial property which is also in an oceanfront building with a direct ocean view in a building that has been completely updated We also identified the property in a probate environment which allowed us to purchase it well below market value because we paid in cash and were able to close immediately. Since then my oldest son has graduated law school from Ave Maria Law School in FL and had moved to the Sea Monarch to oversee the rehab and we believe the property is now worth over $500,000 for which we have only an unused 150,000 Equity line of credit. My other son in the same time period has moved to Miami and has become a licensed realtor in the state of Florida. Earlier this year we began to actively seek probate properties thru the Broward county courthouse and develop relationships with probate attorneys and Abstract and title companies. We were able recently to identify and put under contract what we believe is an outstanding opportunity 211-213 NE 25th Ave Pompano Beach. The upside of this property is outstanding based on the location, purchase price and possibility of adding at least 2 additional units. We were able to secure this property because we were able to pay cash and close quickly. During this time both sons were able to identify additional VALUE probate properties and along with the CoVID 19 pandemic we believe many more VALUE properties will be coming available in the very near future. We have decided that with the network that we have built we will pursue these properties on a much more aggressive basis. We have identified 2 additional properties one which we feel is an outstanding opportunity and is a probate held by the Archdiocese of Miami that is a very motivated seller, but we have not yet placed an offer on this property.
