General:
Directly and indirectly led project teams managing over 12,000 successful career projects.
Managed annual RE budget of $250M-$800M and balanced organizational resources accordingly.
Led cross-functional teams generating global corporate standard for creating and publishing “agile”/free address work space concept.
Following the acquisition of Level 3 Communications/TW Telecom (15k employees), managed major US metro evaluation/implementation for RE optimization and agile workspace concept in 17M SF portfolio. Included the relocation of over 10,000 employees and integration of network in 105 locations. Savings over the latest 5 year implementation valued at $52M expense YOY.
Through 22 years of management, hired and trained over 100 project, facility, and planning managers across the US. Trained several supply chain teams in contract strategy as related to construction labor and materials.
Led a US national team assigned to re-writing the process of life-cycle analysis for building systems & infrastructure, including creation of a benchmarking system that is being used to prioritize funding allocation for all projects.
Co-author of multiple engineering standards used today in datacenters and other mission critical environments. Also created a web sharing and communication tool for all project, facility, and ops managers.
Led two cross-functional, teams for efficiency in the 60 location Global Data Center (GDC) portfolio; High Density Building Management (HDBM) and Data Center Efficiency Team (DCET). PUE reductions measured YOY.
Led the project team, Centurylink Technology Solutions (CTS), central engineering and facility management teams through implementation of the Global Data Center efficiency program. The program targets low efficiency centers, and identifies capital improvements to reduce PUE. $15M program, resulted in $5M YOY utility savings.
Led teams designing and installing the first Dual Air Distribution Unit in the industry to efficiently supply redundant cooling for ultra high capacity equipment supporting CTL PRISM and other high bandwidth services.
Authored several process documents to aid the national RE team’s project delivery process from project inception to building operation. The documents were related to risk reduction through strategic planning, PM team communication and the dynamic shift in all roles during project milestones. Currently widely used in training the PM, planning, and FM teams globally.
Selected as the lead RE business unit representative for the CTS “Next Generation Datacenter” design for global deployment. Also, lead RE representative for research and deployment of “Edge” datacenter concept for micro-datacenters within regulated and unregulated network facilities, deployment began in fall 2015 and continues today.

Director – Real Estate Operations, & Global Datacenter Projects CTL RE 8/2002 to 3/2022

Led the CTL RE program for all real estate operations and purchasing including capital and expense spend on facilities or property within Lumen and all subsidiary portfolios. My combined portfolio represented by my 50-60 employees and 800 active contractors was over 3,500 facilities. Annual project volume averaged over 1,000 projects, and 3,000 FM callouts. Representative major commercial and mission critical projects included coordinating 100+ business unit’s needs and contracting engineering and construction leading all ground up builds and major infrastructure projects for the global data center portfolio.
Representative projects included new and retrofitted global data centers, new and retrofitted class A office space/buildings, IP platforms, local/national network transmission and central office, call centers, service operations centers, towers, retail, MEP, DC Power, AC Power, back-up generation and all related safety and automation systems. Also included earthquake upgrades and all other building component life cycle prioritization and management.
Representative duties included:
Led the disaster recovery program for the west region as lead of all Project and Facilities Management. Top tier escalation point for building and outside infrastructure related issues including utilities in all jurisdictions.
Escalation point for major negotiations with authorities having jurisdiction, utilities and other possible project delays.
Life-cycle, growth, strategic planning, integration and energy efficiency projects. Outline RE strategies for all metro areas and overall facility management operations.
Leader of the overall program, responsible for training, contract strategy, implementation, and results measurement.
Establish/enforce process between PM and FM teams to ensure safety, quality, value, and overall network integrity.
