Resident Qualifying Criteria & Selection Guidelines

Denton Floyd complies with all federal, state, and local Fair Housing laws and does not discriminate against any applicant(s) on the basis of race, religion, color, sex, familial status, national origin, sexual orientation, gender identity, or disability. Occupancy is limited to 2 persons (+1) in a one bedroom, 4 persons (+1) in a two bedroom, and 6 persons (+1) in a three bedroom. Requests for a reasonable modification to this policy must be approved in writing.

● Any person occupying a unit that is 18 years of age or older must be screened and qualify to live at the Property. Roommates will be held equally and severally responsible for rental agreements.

● Any person under 18 is considered an occupant only.

● Applicants will automatically be denied if any application information has been falsified.

● Applications will not be processed until Denton Floyd has received payment of the Non- refundable Application Fee(s), the Application Deposit (Hold Fee), and where applicable, the Non-refundable Admin Fee.

Non-refundable Application Fee

The Application Fee is charged at the time of application and is non-refundable. Denton Floyd charges $50 for the first applicant and $25 for each additional co-applicant. Application Deposit (Hold Fee)

The Hold Fee is charged at time of application and will be applied towards the security deposit upon application approval. If the application is approved, but the Resident decides NOT to move in, the Hold Fee is forfeited. If the application is denied, the Hold Fee is refunded. Hold Fees vary by Property and are subject to change at any time. Non-refundable Admin Fee

The Admin Fee is charged at the time of application and is non-refundable. The Admin Fee is

$200 and is not applicable at all Properties.

Criminal Background

Applicants with criminal convictions will be evaluated on a case-by-case basis based on the following:

● Nature and severity of the crime.

● Property Managers must obtain written approval from the Asset Manager before renting to an applicant with a felony conviction.

Income & Employment

Applicants must provide proof of ALL income and employment history.

● Gross Monthly Income (pre-tax) must be 3 times the amount of the monthly base rent

(exclusive of any utility pass-throughs), or 2.5 times if the community includes all utilities.

● Payroll stubs are the preferred source of verifiable income. However, a signed letter by the Applicant’s current employer may also be sufficient (letter must be on company letterhead or notarized).

● Stable employment history of 90 days of continuous employment is normally an indicator of an ability to meet financial obligations; however, other sources of income may also be considered, including but not limited to, verifiable pensions, Social Security Income, child support, alimony, investment income, subsidized housing voucher, etc.

The easiest way to verify continuous employment is through year-to-date pay stubs (i.e. take monthly or weekly pay and divide such amounts by year-to-date total pay to ensure Applicant has been employed for at least 90 days). A signed letter by the Applicant’s current employer may also be sufficient (letter must be on company letterhead or notarized).

● 180 days of continuous employment with multiple employers or if moving in from out-of- state/town.

● Roommates’ income can be combined to meet the requirement. Credit

Security deposits are tiered based on credit scores from Screening Reports, Inc. (co-applicants’ scores will be a combined average score).

● No credit – Security deposit equal to one month’s rent.

● 520-619 - Security deposit equal to one month’s rent.

● 620 and above –Security deposit equal to 1/2 month’s rent. Rental History

● We will not accept any applicant with an unresolved balance due to another Property owner or management company. Applicants with a previous eviction will be evaluated on a case-by-case basis.

● Must have a good payment history.

● Applicants being asked to move for lease violations from prior residence will not be accepted.

● Rental references should be provided as part of the application when available. Additional Application Information

Approved applications are considered to be in good standing for 90 days from the date the completed application is approved. In the event an approved applicant does not sign a lease and move into the property within 90 days from the date of approval, the application becomes void. refundable. If the applicant chooses not to move into an available unit during this time, the application is considered canceled, and the Hold Fee is forfeited. If the applicant is still interested in becoming a Resident at the property, the application process starts over again, and the applicant must submit a new application with current proof of income and employment. The applicant will be screened again to obtain current information related to credit, background, and rental history.
