Performing home inspections for various insurance companies. State Farm/ Geico/ Allstate/ Liberty Mutual, and other less common names.
Inspections are performed with my particular skill set, as a Master Plumber. I seek out, and identify the items that would do harm to the property, the owner, or the insurance agency.
And it affords me the opportunity to protect the people I meet. Things that include Carbon Monoxide testing throughout the home. Fire systems, and any relevant safety systems.
In 1995, New York State passed a law, just a year after the tennis star Vitas Gerulaitis, died from carbon monoxide poisoning in an illegal Southhampton home, on Long Island. This new law involved me directly. Because it stated that as a Master Plumber, it was my job to report any home without CO protection. And if I failed to, and someone died after I had been in their home, I was subject to immediate arrest.
And it makes me a valuable commodity to the insurance brokers, mostly because it was me who would take the fall, and not them.

Maintained security clearances in multiple states, up to, and including Top Secret. Federal clearances reevaluated every 6 months. Performed lease renewals for Federal government leaseholders, a service that required the utmost of tact and patience. In charge of hiring contractors for repairs and maintenance, including plumbers, electricians, painters, and any other contractor necessary to perform jobs efficiently and on time. Attended to all complaints, issues, and concerns raised by tenants in a professional, timely manner. Prepared all lender and owner reports, maintained records, and created, and managed budgets.

Operated, managed 13 buildings totaling 1.7M square feet. Buildings ranged from Anchorage to Tallahassee.

Daily operations included planning, repairs, plumbing, and installation of bathrooms and kitchens. Specialized in hydronic heating, and mastered steam heating, predominantly in Queens and New York City.
