I have been involved with Architecture and Construction for 33 years and have had my business for more than 20 of those years. I have come to the realization that it would be advantageous to scale back or go in business with a partner who has the additional business capacities that I do not have to keep up with the demands of today’s construction market. I have always performed and have been motivated to do the best job possible with every project that I have been involved, no matter what size. With over thirty-years of experience, I have the knowledge, comprehension and understanding of all types of management, design, and construction. As an Architect, I have been involved in marketing for new clients, master plan design, design drawing, construction documents, specification, bidding, and construction observation. While providing Construction Management duties, I have completed many successful multi-million dollar projects through contract negotiations, projects estimating, bidding, preparing scope documents, coordinating contractors, vendors, and clients, and providing site management responsibilities. HJ Development, LLC, Illinois, Texas, California – President/Owner 2003 –Present Overview – Custom design/build, and financed single-family residences, Multi-Family Housing, Residential rehabilitation, Commercial development, Religious, and Educational facilities, Office and Retail Developments, Restaurants and Food Services, house inspections.

Responsibilities – Perform all duties as necessary for an owner of a small design, general construction and construction management organization. Marketing, accounting, administrator, designer, master planner, Cad operator, coordinator, construction document organizer, coordinator with consultants, vendors, owners, owners representatives, municipalities, specialty consultants, specification writer, contract negotiator, contract writer, pre-construction service manager, scheduler, cost estimator, construction manager, among other duties. Williams Development, Ltd., Carol Stream - Vice President/Project Executive 1998 – 2003 Responsibilities – Was the principle for all owners’ representative type projects. Many other internal duties with the company on the administration and marketing side. Was responsible for meeting with the architects on a daily basis to review projects, meet with new and existing clients daily, and internal situations that always seemed to arise…daily. Worked with the architects during pre-construction to develop better idea of their design concepts and suggesting multiple design solutions that were more cost effective, and buildable. Instituted pre-construction methods and policies to adhere to during this phase. Developed cost estimating standards, procedures and presentations that were more professional. Completely transformed the pre-construction, pre-qualifications for all contractors and sub-contractors. Developed and maintained all scheduling for not only potential new projects, projects in pre-construction, and construction, but organized internal scheduling within the office for all time durations utilizing SureTrak scheduling software. Developed new standardized scopes of work for all trade contractors as well as a complete bidding scope of documents for all projects that were to be bid. Negotiated and wrote contracts with general trade contractors. Completed a safety manual that all project managers and site superintendents were to follow. Introduced the company and implemented software that was used during construction, e.g. RFI, Change Orders, Shop Drawing standards, Meeting Minutes, etc.

Williams Architects, Ltd., Carol Stream - Project Architect 1994 – 1998 Responsibilities - Extensive client interaction, vendor communication, conceptual design/ master planning, full construction document preparation, coordination with all structural, mechanical, electrical, and civil engineering, organization of specialty consultants, i.e. acoustical engineers, aquatic engineers, etc., writing specifications, bidding contractors, construction site observation. After I was successfully managing many projects on my own, and becoming a project manager, I eventually had a staff of project architects, Cad technicians and drafters working with me on many projects simultaneously.
