Very accurate Estimating Manager

Special note: My extreme accuracy in estimating derives from the knowledge of understanding where each and every component is located and why it is required. I am willing to be tested as to my estimating expertise for potential employment.

Estimating Experience

My knowledge extends to not only investigating the true cause of the shortage but to also explain to the construction force how the quantities were determined and the logical explanation as to what the true reason of the shortage was. Quantity calculation is always a possibility but there are also a multitude of other reasons the material being requested is required but not necessarily due to take-off error:

1)Did anyone check the delivery ticket against the purchase order? – I have discovered that the lumber companies will make substitutions due to inventory shortage (especially with the current reduction or total lack of a workforce at the mills) such as sending random length 2x4’s in place of the specific lengths requested. Why? The lumber companies do not want 2x4’s in 8’, 10’ and 12’ lengths in their yards that they cannot sell. Framers use the longer lengths for top plate for ease of construction and then when the longer lengths are needed for bracing all that is left are the short lengths and the framer will call for additional material as a take-off error while the shorter lengths are laying in the mud.

2)Did anyone check the delivery tickets against the lumber delivered? – I have discovered that backorders and miss-counts are very prevalent, and the missing material is called in as take-off error.

3)The largest misuse of material lies in that the framer did not adhere to the joist and rafter lay-outs. The lay outs call for 2x6’s in any particular room and the framer used 2x8’s. Now the framer is still structurally correct but 2x8’s were not purchased for this area (due to the span did not require the larger dimensioned material) and the 2x8’s were taken from the rafter package scheduled for hips and ridges and therefore will be called in as take-off error while the correct material (2x6,s) are laying in the mud.

4)The company may have stated that the framer provides his own scaffolding material and therefore was not accounted for in the material listing and yet the framer used the company’s material and called it in as a take-off error.

5)Now I fully understand that the construction force does not have time to check these items on every house but between construction and estimating it very easily could take place once a month just to let the framer and lumber company know we are checking.

This is just an example of the estimating process, but it can and will be repeated with each category with the construction of the home. This is only one-half of the solution. The second half is presenting these facts to the construction force in such a manner that they will agree with the estimating department and start questioning their contractors, then and only then will you start to see substantial reductions in material extras.

I know where each and every piece of material goes in the construction process of the home and I have made a career of teaching Purchasing Managers and Estimating Managers the process of calculating the correct amount of materials without sending excessive materials to the jobsite. The typical savings by utilizing proper estimating technics is $1200 to $1500 per house without the need to order additional materials to compensate anyone of the items listed above.

Negotiating

Solicitation of suppliers can be accomplished in a variety of methods such as:

1)Observe our competition (focusing on the most successful builders) and contact the suppliers/ subcontractors they employ. The assumption is that the quality competitor has vetted the supplier or subcontractor and is utilizing their services because they have proven to be of high quality.

2)Contact your current subcontractors and quire their observance of who provides quality material and service on schedule.

3)Inquire from you current subcontractors that their performance is based on the work of the prior contractor.

a. Example: A sheet rocker will know if the framer has provided all deadwood, and the walls are true and plumb.

b.Example: A framer will know if the plumber placed his stub-out in the correct location, so they fall within the plumbing wall.

c.Example: Lumber companies should and due have a listing of quality framers and your framers will know which lumber companies deliver quality material.

4)Contact the local Home Builders association and trade publications for potential sources. In addition,

5)There are always sources such as the internet that can provide potential companies to be vetted.

Construction Education

Educated the construction force on proper utilization of materials and proper building practices. Provided information to the construction force (and Sales staff) as to why the materials selected were chosen both with the positive and negative aspects. The results have produced tremendous cost savings and expedited construction by providing the correct building materials the first time from reliable sources.
