· Collect rents, process legal for non-payments of rent/noncompliance of lease violations.

· Supervise all necessary work orders related to resident’s units, and property appearance.

· Supervise all required work related to LAHD, Health & safety, Section 8 inspections for new tenants with the homeless demographists.

· Resolve most past delinquencies while working with social services case workers to assist with resident concerns to prevent evictions.

· Effectively meet deadlines set by regional supervisor when concerning yearly recertifications, including pass recertifications with the compliance manager. Created weekly reports PROPERTY MANAGER/COMPLIANCE EXCEL MANAGEMENT JULY 2010 – JULY 2020

· Consistently managed over 10 properties within my portfolio with compliance issues related to reviewing, approving and monthly recertifications.

· Reviewed and approved move-in files while correcting existing resident files, to ensure all files were Tax Credit approved.

· Prepared Managers for their REAC Inspections, Invester Inspections, and Lease-Ups.

· Ran TRACs for all Project-based section 8 properties within my portfolio; while assisting the Regional Manager, preparing for the Annual Budget reviews.

· Leasing Section 236 units; with Section 8 Voucher Holders for Tax Credit Units. Prepared Weekly progress reports on maintenance status of units after vacancy.

· Prepared files for compliance audits internal, and HUD. Prepared property for REAC, SFHA, MOR, & TCAC PROPERTY MANAGER BARKER MANAGEMENT DECEMBER 2011 – JULY 2017

· Responsible for processing interviews for Move In; Interim; and Annual Certifications while updating weekly Recertification Reports for two properties. Processed EIV, INS, and other required verifications for the properties.

· Point of Contact for removal of lease violators, while preparing unit files for lease violations which included evictions to clear gang association, drug sells, and prostitution within both properties with support of RPD and other Section 8 property managers within the city of Richmond, California.

· Handled hiring; termination of Assistant Manager, and Maintenance staff organizing supplies/inventory. Fixed electric front gates, plumbing issues, water heater issues, and prepared property for REAC, RHA, MOR, and TCAC inspections.

· Initiated and managed the summer lunch program for the both properties.
