Full responsibility and management of a $15M capital budget for the North American corporate headquarters, and operational and strategic planning of capital expenditures up to $50M including all office, manufacturing, warehouses, technical knowledge of hard services (HVAC, Plumbing, Electrical), retail clinics, call centers and labs across the U.S.
Designed a $50M build-to-suit office increasing the square footage by 50% including the relocation of 2-data rooms, negotiated $6M in improvements with the new landlord, and developed office standards for efficiency and standardization to accommodate rapid company growth.
East Coast Laboratory renovation project upgrade providing an up-to-date world-class laboratory. The entire 150,000 square foot existing building was renovated with the addition of a 50,000 square foot expansion.
Generated a cost savings of $16M over 5-years through the consolidation of 3-office buildings for the third-largest kidney dialysis company in the industry, reducing the square footage from 220K to 175K and the occupancy cost from $28 per square foot to $25 per square foot enabling all employees to be in one location.
Saved $11M during lease negotiations from the original proposal of a 175K square foot facility to enhance the growth of the existing 85K square foot California manufacturing plant. Provided a right fit plant and geographic central location to suit an increase of 300 employees to 410 employees.
Installed a power back-up generator to provide redundancy to critical operations at the corporate headquarters.
Work with the Army Corps of Engineers and local state EPA to resolve a wetland problem of water entering the building.
Responsible for the renewal and 200K square foot expansion of 550K square foot corporate Headquarters involving 2-buildings in Waltham, MA and 3-buildings in Lexington, MA.
Attained a 28% occupancy cost savings of $12 million of occupancy cost through a corporate headquarter 70-department strategic floor plan workplace conversion project.
Coordinated overall development processes including obtaining all necessary permits and entitlements for real estate transactions throughout the U.S.
