Summary

A long-term veteran in the electrical and communications construction field. Jim has held various positions of responsibility ranging from Manager to CEO and Board Member at leading electrical and Structured Cable Distribution System technology construction companies such as AT&T, Kleinknecht Electric, and E-J Electric, as well as founding partner of Intelligent Building Systems and Netversant Solutions.

As a manager, executive, owner, and director, Jim has a wealth of practical experience, skillset, and a knowledge base gained through many years of problem solving in the successful development and implementation of large Structured Cabling projects in the New York City Construction Industry.

Jim is responsible for the successful completion of several dozen projects and more than 4 million square feet of Data Center and Commercial Office Space, as well as Hotel and Residential Condominium Apartment Building Complexes.

All projects were designed, Installed, tested, and certified in strict accordance with all local codes and standard including the NEC and New York City Electric codes, EIA/TIA-568, BICSI, ISO/IEC 11801, and ANS/ITA-568 Standards as well as manufacturer certified product warranty system programs including AT&T, Siecor/Corning, AMP, Siemons, etc.

The following are just a few examples of standards based structured cable distribution projects that were designed and installed under my direct supervision:

Gemini Rosemont, 531 6th Avenue, Manhattan (2022)

95,000 Square feet, 17 Floors, Mixed use combined development including 58 apartments over 13 floors and 4 floors of retail and commercial office space.

Completed a local code and national standards based turnkey ground up electric power and Low Voltage Systems buildout from concept through cutover.

Based on ANSI/ITA-568 Standards provided combined fiber optic and twisted pair copper cable Structured Cable System (SCS) including wireless access throughout building for all Voice telecommunications, Data, and Media Networking

Provided proprietary wiring and installation of digital network based systems including Fire Alarm, Access Control/Security, and Automated Environmental Building Management (BMS)

Vistar Foods, Budd Lake, NJ (2021)

250,000 square feet Automated Distribution Center (210ksf) and Commercial office(40ksf) facility Fast Track Project completed in 8 weeks

Installed ANSI-ITA-568 Standards based structured cable distribution system for Telecommunications including all office workstations and all computer controlled automated inventory, storage, and pick, control systems.

Provided dual 12 strand 50 M fiber optic cable backbone to each of 6 IDF’s from MDF, and dual cat-6 4-pair UTP to each workstation and automated inventory controllers.

Rose Associates, 2230 Broadway, Manhattan (2020)

140,000 square feet, 24 Story, mixed use out of the ground project including 150 apartments 2 floors retail and office space, as well as 2 floors amenities and Back of House.

Provided standards based complete turnkey buildout of all power and Low Voltage systems throughout entire development for Power, Telecommunications, Fire Alarm, Security, and BMS.

Combined Fiber Optic, Balanced Copper Cable, and wireless access points to achieve Gigabit Ethernet communications speeds throughout the building from the Rooftop amenities space to the Basement Boiler room and Rose Associates offices.

Brookfield Properties HQ, 15 MTC, Brooklyn (2019)

20,000 square feet office space over 2 floors in occupied office building to house up to 200 employees with multiple large conference and meeting rooms for remote employee meets.

Provided all electrical and Communications Structured Cable Systems for distribution of power, lighting control, fire alarm, security, Building management Systems and all voice and data networking throughout.

Project was based on ISO/IEC 11801 standards specifically to include recent 2017 edition of standards as it relates to defined Wi-Fi and Wireless Access due to large amount of wireless integration on all floors.

Stone Street Hotel, Manhattan (2014)

Completed a fast-track project to build out the Stone Steet Hotel 144,000 square feet mixed use, combined 98 room hotel and commercial office site.

Prewired the entire building in accordance with the ANSI/ITA 568 Commercial Building cabling for telecommunication Standard including 10 pre-Built office floors, 3 floors Hotel Back of House (BOH) and 20 floors hosting 98 hotel rooms.

Customized the configurations, i.e., number of cables and pair count for each floor utilizing the same design standard.

Strategically placed MDF in the basement with the IDF on each commercial floor, and then alternating every 3rd floor for the hotel rooms.

Backbone cabling consisting of a combination of 12 Strand 50 Micron multimode fiber optic cable and groups of 4 pair and 25 pair Cat-5 Twisted Pair cable interconnected all IDF’s with the MDF. All Horizontal workstation and or room cables from IDF to endpoint were multiple 4 pair Cat 5.

Federal Reserve Bank of New York (FRBNY), Manhattan (2004)

Provided telecommunications and cabling services at the FRBNY.

Upgraded data throughput with a total fiber optic data transmission platform.

Designed, installed, tested, and registered a Certified Siecor (Corning Cable Systems) fiber optic cable distribution system.

Utilized the latest Armored, 12 strand, 62.5/125 Multimode fiber cable wired to each of 2 Fiber Intermediate Distribution Frames (FIDF’s) per floor to 23 floors and cross linked the two FIDF’s on each floor creating a redundant Fiber ring. These backbone cables emanated from the Main Fiber Distribution Frame (MFDF) located adjacent to the main Data Center in Sub Cellar to each of the 46 FIDF’s. This enabled the FRBNY to have full Data Center Rated data throughput to hubs on each floor.

Bear Stearns & Company, Whippany NJ. (2002)

As an AT&T Certified Systemax Premises Distribution System (PDS), designed and implemented telecommunications structured cable distribution system for Bear Stearns’ 2 building campus in Whippany NJ. Each Building was 3 stories plus basement and over 100,000 square feet with offices for up to 300 people. Key features:

oEach would house their respective data Center and Building #1 would host the PBX for the campus. Utilizing the Systimax design standard I created a layout which included: Point of Entry (POE) and interbuilding campus connectivity, Main Telephone Room, Data Center, MDF, and dual IDF’s per floor as a standard platform.

oBackbone cabling consisting of multimode fiber optic and unshielded twisted pair cabling interconnecting this infrastructure in a home run star configuration.

oHorizontal phase used multiple 4 pair UTP cables between the respective IDF and each workstation area.

oFollowing installation, testing, and turnover the enhanced communications cable platform enabled Bear Stearns to provide any voice/data application to any employee on campus via a simple cross connect or patch cord. This design was replicated as the campus ultimately grew to 4 buildings.
