ADMINISTRATIVE HOUSING SUPERINTENDENT, NEW YORK CITY HOUSING AUTHORITY

Ensure staff meet or exceed the NYCHA average hours per outage of 10.0 Hours for all elevators. Supervised elevator vendors meets or exceed NYCHA's statistical outage goal of 1.0 average outage per car. Field and supervisory staff are following up on the enforcement of contractual and regulatory compliance as it relates to elevator rehabilitation, maintenance and service, and third party witness contracts. Ensure elevator mandated inspections are performed and completed on time in accordance to NYC DOB code. Ensure to violations and deficiencies are repaired within 30 Business days and AOC's are submitted to NYC DOB within 45 days from the time of the initial inspection test. Ensure elevator contractors achieve the monthly preventive maintenance goal 90%. ETC.

Contracts: Minister contracts for NYCHA for various locations, set up and arrange pre-start meetings, scope of work, receive payments.

Monitor vendor field work on visual inspection and paint correction in units, common areas and exteriors to ensure effective, compliant procedures are used by vendors and act as vendor supervisor to help solve issues that might arise in the developments throughout the five boroughs. Work with the development coordinator and development staff; report on vendor work completed.

Supervised the operation and maintenance of properties of NYCHA. Monitor the AS400 /Maximo work orders. Manage funds and contracts, Implement and establish procedures. Create work schedules, conduct daily inspections of NYCHA properties. Recommend solutions to project overruns (and other issues) to meet budgeted costs including profit and overhead; solutions should consider timeline and costs.

Practice and promote safety.

Experience in managerial operations. Knowledge of elevators, maintenance and heating including skilled trades and contract administration. I have over fifteen years of field experience in various operating developments, and 25 twenty-five years of supervisory level. Knowledge of budget and data analysis. An effective leader and skilled manager with ability to balance urgent priorities and projects. Firm working knowledge of Microsoft Access, Word, and Excel. Well-versed in Maximo / Work Order process. Ability to make timely and effective decisions and produce results.
