Community Builders is a GC operation that has a project mix of Public
and Private works projects. I built a Solar Electric project for the National
Park Service, managed seismic retrofit and remodel projects, and
improvements at the SF Mint manufacturing facility. Other projects include
ADA up-grades projects for the County of Alameda, retail, restaurant, and
office tenant improvements, custom home constructions, Victorian home
restorations, and renewable energy efficiency improvements, etc.
2017-18 Solar Construction Manager Ameresco
Pleasanton, Ca.
Ameresco is a national renewable energy, efficiency, energy savings, and
energy management company.
I managed the construction of a commercial scale solar electric
project for Kaiser Permanente in Pleasanton Ca. producing 1 Megawatt of
3-phase electrical power.
I managed the client relations, the project scheduling, Sub-contractor
coordination, Special and City inspections, QA/QC for all systems, and the
Safety management for the workers, the public, and the properties.
2016 Site Manager Takenaka Corp. USA
San Francisco, Ca.
Takenaka Corp. owns the Hotel Nikko, SF, and our team executed a
an extensive voluntary seismic upgrade, the renovation of 435 hotel rooms,
public spaces, and kitchen facilities, etc. My role was to plan, organize, and
lead the construction activities to safely complete the thirty year upgrade of
the Hotel Nikko, SF.

Community Builders is my GC operation. The projects included both Public
and Private works projects. These include commercial tenant improvements,
retail and restaurant projects, solar electric projects, Victorian home
restorations, seismic retrofit projects, custom home construction ADA

2008-2009 Construction Manager Cornerstone Concilium, Inc.

Cornerstone is a construction management firm that provides management
services for public agencies in the Western States. I managed a large
demolition project for the County of Alameda. I chaired the progress
meetings, reviewed the payment applications, coordinate the consultants,
review CO/COP’s, submittals, and inspected work in the field.

CPMI contracts exclusively with Federal, County, and Municipal entities
in California. My project portfolio includes schools, libraries, clinics,
parks, and military base improvements. I manage budgets and estimates,
prepare the Pay-App.’s, sub-contract negotiations, scope of work
definition, pre-construction planning, QA/QC inspections, field
supervision, and the project close-out documentation.

budget preparations, O.A.C. meeting direction, monthly draw
negotiations, lender walks, value engineering, QA/QC, and sales support.
2001-2002 Project Manager F.L. Arms and Associates
Alameda, Ca.
Fl Arms specializes in managing the construction projects for Home Owner
Associations. The projects that I managed included re-roofing projects,
structural destructive testing and reconstruction, dry rot and termite repairs,
mold investigations, and mold abatement. My responsibilities were budget
preparations, consultant coordination, scope of work preparations, Sub.
supervision, and inspections of the executed work.
2000-2001 Project Manager Jones Lang LaSalle
San Francisco, Ca.
My project was working as a project manager with the Real Estate
division of Winstar Telecommunications Corp. I surveyed buildings,
prepared written reports and drawings that detailed the proposed
installation of the fixed wireless telecom equipment.
1999 Project Manager Stevelle Construction
Emeryville, Ca.
Stevelle Construction specialized in tenant improvement projects through-
out the Bay area. We served corporate clients that included Spieker
Properties, the Chiron Biotechnical Corporation, and Federal Agencies.
The projects square footages ranged from 4500 sq.ft. to 35,000 sq. ft.
and had hard costs of up to $1.8 million dollars.
1997-1999 Project Manager Eitel-Wade
San Jose, Ca.
This position was a hybrid that combined project management and field superintendence. Eitel-Wade, specialized in the construction of Self-Storage facilities for private and corporate clients throughout California. I built two facilities, one in Salinas, and the other in Watsonville. The sites are four and two acres respectively and the costs were $2.75 million and $2.5 million dollars respectively.

My role as the project manager was the administration and field management of a 7400 sq. ft. high end residential addition/remodeling project, with a hard cost of $1.1 million dollars.

1993-1995 Superintendent Teitelbaum Construction
Miami, Fl.
Teitelbaum Construction is a structural concrete contractor. We built an
eight story addition to the Kendall Regional Medical Center, and a six
story parking garage adjacent to the hospital. My primary scope of work
was building layout, leveling, and supervision of direct hire personnel.
The total square footage added was 335,000 sq ft., with a total cost of
$12,500,000 million dollars.
1992-1993 Superintendent C.L. Whiteside Co.
Deerfield Beach, Fl.
C. L. Whiteside is a structural concrete contractor. The project that I was
assigned to was the construction of the twelve story Portofino Office,
Retail, and Restaurant Complex in South Miami Beach. The square
footage was 425,000 sq. ft. and the hard cost was $14, 500,000 million
dollars.
1991 Superintendent D.E. Construction Management
North Miami, Florida
D.E. is a CM firm that mainly works to re-build fire-damaged properties. I
built the Monument Plaza building in Old Town Kissimmee, Fl. This four
story structure measured over 24,000 sq. ft., and contained restaurants,
retail, and office suites. The project had a hard cost of $4.5 million dollars.
Community Service; I taught as an Adjunct Faculty member in the Construction
Management and Energy Dept. of Cabrillo College in an English / Spanish
format. I am a long-time volunteer and fund-raiser for East Bay Habitat for
Humanity. I have also worked with international affiliates of Habitat in
Central America and the Caribbean Basin.
