Professional Experiences September 2021-December 2022 Integrated Renovations Tampa, FL Senior Project Manager of Exteriors - Plan, direct, and coordinate all exterior, amenities, Leasing Office remodels, and new builds within the Multifamily industry. I had as many as 13 projects going at one time in four different states. The largest project was in Huntsville AL and is projected at $35 million. August 2020- September 22021 DHM Construction St. Petersburg, FL Construction Manager - Responsible for on site Management, scheduling, budget concerns, Inspections, and Client consultation for as many as 12 projects. Ground up new Builds, Renovating, Remodeling, and Improving residential and small commercial properties in St. Petersburg Florida. January 2019 - Current Stephenson Contracting Services, LLC St. Pete Beach, FL Self Employed Contractor - Fully licensed Florida General Contractor - CBC1262995 Client consultation and project design specailizing in Renovating, Remodeling, and Improving residential and small commercial properties in Florida. Since being in Florida most of my time has been spent consulting with Home owners helping them understand Means and Methods of construction. Helping them to understand the process and what they can really expect. Once reasonable expectations are agreed on I have a team of professional, licensed and bonded contractors and specialized vendors for an array of construction project needs.

March 2019 - May 2020 Amherst Construction / Bungalo Homes Tampa, FL Traveling Field Estimator - Working in the Tampa, Miami, Atlanta, Charlotte, Nashville, and Dallas markets. Responsible for building and implementing a standard training program for all Field Estimators. This new system would create consistent and accurate estimates used to evaluate purchase and exit strategies. In this position I was responsible for all building Quality Control issues, reporting directly to the Director of Construction. Ensuring all finished SFR products were held to a very high Bungalo Standard consistent across all markets. This was accomplished by creating construction quality standards and working with the market Construction Manager and their staff. I was also responsible for settling Vendor disputes, negotiating change orders, and resolving any permit or building code problems. January 2012 - December 2018 Stephenson Contracting, LLC Rolla, MO Self Employed Contractor- Licensed and Bonded Contractor specializing in Property Preservation. Contracted under a HUD (Housing of Urban Development) District 2 contract. Responsible for preservation activities in 24 counties including the two large metropolitan areas of St. Louis and Kansas city, MO. Building, Renovating, Remodeling, Improving, and demolishing residential properties as needed. During this 7 year period I managed, improved, maintained, inspected, and rehabbed 1000’s of properties for the Government and General Public.

August 2009- December 2012 St James Auto & Truck Parts St. James, MO Sales Manager / Yard Manager- Responsible for 200% growth in sales. This growth was a direct result of my ability to manage and focus on customer retention, by making the necessary changes to achieve maximum efficiency and growth. Warehouse, Shipping, Dismantle, and Office Facilities. The 2.5 million dollar renovation was completed on time and on budget. Since my departure, St James Auto & Truck Parts has continued to grow due to the forward thinking implemented during this renovation.

January 2000 - August 2008 Republic Mortgage & Finance Rolla, MO Self Employed - Licensed and bonded Mortgage Banker in the states of Missouri and Kansas. Republic Mortgage & Finance had 8 locations throughout the two states. I helped homeowners and their families achieve their homeownership dreams. I was responsible for the day to day operations as well as placement and approval of all loans procured by all 8 locations.

October 1999 - May 2012 SSRI Rolla, MO

Self Employed Contractor- SSRI (S & S Real Estate Investments) Owned and operated by me. SSRI was a Real Estate rental and investment company. Buying, rehabbing, and then either renting, entering into Land Contracts or selling the property. SSRI has invested in 100’s of properties throughout Missouri and Kansas. March 1995 - October 1999 Industrial Specialties, Inc Camdenton, MO An Industrial Chemical company specializing in Herbicide, Insecticide, Water and Sewer treatments. This was a territorial sales position with 100% travel and 100% commission. This was a awesome first step in the world of sales and business.

Sept 1990 - March 1995 United States Coast Guard Cape May, NJ Storekeeper Third class - 28 awards. Boarding Team member with over 250 boardings. Rescue Swimmer Managing a 1.5 million dollar budget including all Service and maintenance contracts. Education and Training Florida Licensed General Contractor - CBC 1262995
