JAMES R WELTS
**** ****** **., **********, ** 95901 C: 816-***-**** **********@*****.*** Hello and good day. My name is James Welts. I've been in Construction for the better part of 15 years. I've owned, operated and sold out of 2 construction/contracting companies; Drywall, Floors and More Construction and Summit General Contracting.
I recently moved back to my home state of California to draw prints and build a restaurant for 3 life long friends. I requested to stay on through the opening months to help mould it into the Restaurant of Tim and Kari's dreams. The Railhouse Pub and Grill in Gridley CA is succeeding. I've fulfilled my end of the deal, its now time to find the right construction firm to dedicate my talents to. All of my Skilled Trade Level Assessments listed below apply to Residential and Commercial Construction. Being blessed with and never being scared to chase the right opportunity has given me the "Dual Threat" skill set. From complete gut, remodel, flip homes; to building office spaces with restrooms 60' below ground in caves; from replacing Residential Plumbing Mains to snaking Make Ready drains; I've learned many different trades done in many different ways while ever increasing my management/ leadership abilities.
I'm a dedicated hard worker by nature and a leader by knowledge, experience and willingness to do what it takes to achieve time lines and goals. I come prepared with my own set of hand and power tools necessary for the below specified trades. My greatest tool of all I've been told is my consistently up beat can do attitude.
Master Drywall Finisher/Installer
Journeyman Tile Setter
Journeyman Acoustic Ceiling Installer
Apprentice Electrician
Journeyman Carpenter
Journeyman Painter
Journeyman Framer
Apprentice Plumber
My most recent/local accomplishment in Commercial Construction is the drawing of Blueprints, Interior Concept Design and build back execution of The Railhouse Pub and Grill in Gridley CA. Head Chef/Part Owner Tim Trusheim and I executed the demo, build back and finish package in 3 months with basically just the 2 of us on a daily basis. Reference Contacts Owner/Operators Tim Trusheim

My most recent accomplishment in Residential Construction is the complete gutting and remodel at 1840 Pacifica Ave. Yuba City CA. The home is on the market now listed in the mid $300,000.00's. I served as the Superintendent/Design Consultant while personally executing the Tile, Drywall and Trim packages. All while working 40 hours a week at the restaurant. BGS Construction Lone Jack, Missouri
If you asked me what my favorite shop to work for to date or who my favorite bosses were, Ben and Gregg Sweeny Construction would be both. I was in between opportunities when a friend referred me to Ben. He needed Drywall Finishers yesterday for a large commercial build in progress, Trader Joes. BGS was the General Contractor of said project and running behind schedule. I agreed to the rate of
$20/hr until my skill set was proven. The next site I was on was mine, Drywall hang and finish. The next site I took over was a complete floor remodel thru Pinnacle Construction in a large Corporate Building in upscale Overland Park KS. Through the organization of pictures and daily logs in my "Time and Material" folder I saved BGS around $16,000.00 in 3 months on said site. My final build for BGS was my most intricate build to date. The AMC movie theater in Overland Park KS was installing the first of their new state of the art Dolby surround Projection Preview Portals. It included Radial walls, a 3 level Inset Hard deck. There was no solid flat across Hard deck, essentially boxes were framed in mid air that would hold projectors, speakers and cooling systems. The openings in the exposed Hard deck had to be perfect to allow the projectors to cast High Definition previews onto the radial walls as you walk thru while Dolby's speaker systems blow your ear drums. Ben himself said "this will be pretty on that resume of yours some day". While at BGS I greatly increased my knowledge and execution of blueprints. I got to increase my schooling in large Commercial Construction Politics. I furthered my mastery of Drywall, increased my skill level in Commercial Carpentry, Acoustic Ceilings, Plumbing, Cabinets and Counter Tops, Doors and Windows, Painting and all facets of Residential Remodeling. American Traditional Construction Lees Summit, Missouri Mr. Jeremy Ruth of American Traditional Construction had a pretty good idea of my Construction Trades skill set through a family member of his. Summit General Contracting had done a fair amount of individual projects for his cousin which gave the highest ratings. Not even a full 24 hours after Luke bought me out (there were whispers floating about the other General Contracting firms), Jeremy called and made an offer. They were expanding and in need of a reliable foreman, I was a great fit. I Education
agreed to take what they "could afford" in exchange for also hiring, on not much more then my word, my life long Skilled Trades trainee/Personal Assistant Darren Hayden. I heard Jeremy's loud mouth business partner Karl Kruss in a bar 1 time telling a group of gentlemen "I dare anyone to bid against us, we'll beat any bid". Well they did and they lost in the end. Its not how much work or how many contracts you get, its how well you've negotiated your pay rate for the work load to be performed while exceeding the quality expected in the time frame demanded. While at American Traditional I increased my experience in Construction Management, grew my studies in Blueprint reading and execution, increased my skill level in Commercial Framing, Commercial Door and Window Install, Acoustical ceilings, Commercial Drywall, Commercial Painting and White Box Commercial Demo. Summit General Contracting Lees Summit, Missouri I met Luke Matthews at a bar one night.I ended up doing a side job for him; Basement Drywall Finish Repair. It was pretty bad, I did my best to make it beautiful. After coming to the realization that Luke Matthews was a Master Carpenter/Town Favorite with a company lacking only in Drywall skills and proper Sales/Accounting skills. I made Luke an offer and we gave new life to Summit General Contracting. With our combined skill set and drive we picked up Commercial and Residential work while securing a Make Ready/Maintenance contract for a large property Management Company. We got too big too fast for Luke, he eventually bought me out and scaled down. My carpentry skills were kindergarten at best before Luke. His knowledge of all the different woods types, where and why they're used, Doors and Windows etc. made me push myself to be a better Carpenter. I continued to learn in the areas of Accounting, Payroll, Estimates, Material Take offs and Safety Codes. I learned that being a General Contractor means you have knowledge and capabilities in all areas of construction. Nicks Lawn and Landscaping Lees Summit, Missouri After finishing my National Guard career on active duty, my wife and I moved to Missouri. Nick, my brother-in-law was looking to expand his Hard scaping clientele. With my construction knowledge and capabilities it appeared to be a great fit. Eventually the "you should not work for family" came true. In 2 years I helped to increase Nicks Lawn and Landscaping's Hardstand/Landscaping yearly Gross Income by 200%. We also increased his his weekly Lawn Maintenance Accounts from 36 to 83. While at Nicks Lawn I learned the Project Management process in yet another field. I also broadened my horizon in Drafting and blueprints. I increased my skill set in irrigation/plumbing, framing, masonry, electrical and land development. I hired in at Steinburger to serve as their Drywall Superintendent. it was a new area of construction for them which reflected in their sales team. I would serve as a "Service Team Member" until prints were to be inked. After many months of promises, receiving Service Team pay, being shunned by the proclaimed "Mount Rushmore of Sales" team at my attempts to help, I put in my 2 weeks. I had an interview scheduled the day after my last day. As I drove home from my interview I drove by the Service Team van. A tree had blown over, landed directly on top of the passengers side crushing where I would've been sitting. True story.. Thru Steinburger I began to learn about big company politics. I began my career long study into OSHA safety regulations, codes of conduct and all the paperwork involved in proving you as a Superintendent/Foreman are doing your best to follow said guidelines. Owner/Operator Jan 2003 to Jan 2005
Drywall, Floors and More Construction Logansport, Indiana You've always heard the saying, "Never go into business with friends." Learning that lesson personally is truly a life lesson. After noticing the fluctuations in hourly rates, adding up payroll totals from job sites then doing the Sq. footage numbers; I realized the boss was getting away with robbery. I spoke this over with the friends that had gotten me hired, developed a business plan, secured the necessary start up fees and created Drywall, Floors and More. My sales experience and drive combined with their skill sets lead us to success. Their inability or lack of motivation to help with the accounting, HR, estimates and basically all other areas of any type of paperwork left me overwhelmed in which case I eventually sold out my percentage. Through D.F. & M. I learned Construction Sales ethics and lingo, the importance of correct Material Take Offs, the importance of quality hiring, scheduling Sub-Contractors and managing your Business Accounts. I began my education in Flooring, Framing, Doors and Windows, Painting and more while improving my Drywall skill sets. In our first year we took 5 of Drywall For All's Home Building Contractors. Not by solicitation but by reputation. Reference Contacts Mark Stein 574-***-**** Joe Wiggins 574-***-**** Crew Member-Crew Leader Jan 2002 to Jan 2007
Drywall For All Logansport, Indiana
I worked for Bruce Allen's Drywall For All in 2002-2003 as a laborer. it was my first actual job in construction. I fell in love with building then. I came back to work for Bruce in 2006-2007 after selling out of Drywall Floors and More. Bruce made me an offer I couldn't resist at the time. I learned my intermediate Drywall Skill set from Bruce. Screw coating, taping joints and scraping floors. By the time I had returned to Drywall for All I was a Journeyman Drywall Finisher and Hanger. My skill set and reliability landed me as a Crew Leader. Reference Contact Bruce Allen 574-***-**** Business Management
Military Experience
Ivy Tech State College
I've earned 24 credit hours towards my Associates of Business Management. The Accounting classes were the brief over view I needed into small business accounting to give me the confidence to start Drywall, Floors and More.
Leadership Courses
Army Infantry
There are many different factors that contribute to our Army being the greatest ever known to man. One of the major factors is the constant leadership training Commissioned and Non-Commissioned Officers go through. The Army defines leadership as ; the ability to motivate others to want to do, what needs to be done. I've recited this definition countless times in numerous situations. The definition has always reigned true. 11B/11C1P/11H Sgt. E5 Feb 1753
