• Analyzing policies and practices to guarantee they adhere to state, federal as well as local law standards and assessments of possible legal and regulatory issues that may arise in the future.

• If a violation does occur, responsible for managing and correcting the problem as well as instituting policy to eliminate future non-compliance.

• Respond to all state, investor and monitoring agencies audits.

• Track all lease-ups to ensure goals are meet with the Credit Determination Letter and/or Investor.

• Create all affordable forms as well as update with policy changes.

• Update Utility Allowances, Rent and Income Limits, Fair Market Rents to the property level as well as Yardi/ResMan

• All IT errors or questions for Yardi Voyager/ResMan. Such as unit transfers, re-mapping set asides, gross rent changes, opening and closing TIC’s, as well as any other issues in the affordable module workflow.

• Monitor when changes occur to the Utility Allowances since often revised throughout the course of the year.

• Keep updated information on affordability mature dates or when funding is paid off (whichever is later of the two) to start the preservation process a year prior to expiration.

• If a new property comes on line create the affordable module in Yardi based on the Regulatory Agreements. In addition create a property checklist for new move-ins or recertification based off the property funding…there seems to be never one property with the same requirements.

• Collect CDLAC Special Requirements monthly to ensure on-going compliance until the 10 year period has expired.

• Monitor the Grace Hill training and workflow with employees in areas of improvement.

• Work and maintain relationships with CalHFA, SHRA, ABAG, California Municipal Finance Authority, City of Oceanside, County of San Diego and City of Norco, Utah Housing, CTCAC, WSHFC, and all Housing Authorities within the properties county.

• Work with each non-profit on ensuring the Family Composition Forms are properly completed and submit timely so no penalties are assessed.

• Conducting audits, identifying issues, filing reports, consulting with attorneys, assisting and supporting employees, overseeing compliance systems, and verifying policies.

• Another important role is to assist as a liaison between sites, monitoring agencies, investors, partners, and upper management.
