Purchased, renovated and managed two vacant commercial buildings consisting of 26 loft units, 10,000 sq. ft. each plus retail stores. Directed coordination of architects and city inspectors; supervision of contractors and controlling contract negotiations. Renovations consisted of installing security systems, roofing and air conditioning; updating electrical and plumbing systems according to code/contract.

SUPERVISOR OF OPERATIONS

Managed and performed all facets of daily activities involved in plumbing and real estate entity. Responsible for sales of plumbing and HVAC equipment, plumbing fixtures and yearly service contracts. Properties consisted of residential buildings, and mixed use.

Provided estimates for heating, plumbing and general contracting projects. Assigned plumbing mechanics and apprentices to their daily workday, and participated in daily installations and repairs. Attended job sites to assure contracts were being carried out in a proper and efficient manner.

Responsible for rent collection, tenant complaints, supervision of contractors and subcontractors (sheet rock, electricians, carpenters, tile installation, sewer and water main excavations, etc.), filing construction applications with city agencies and correspondence with architects. Obtained free installation of windows from city agencies for some properties. Performed weekly payroll, invoicing and billing functions.

Responded to all telephone calls regarding complaints, job requests and accounts payable. Contacted customers to obtain open accounts receivable and job information.
