Construction Consultant for Contractors and storm damaged businesses B&B Construction Services - Bayville, NJ - November 2013 to Present Responsibilities

Evaluate storm / fire damage to ascertain the feasibility of saving the structure based on integrity, codes and zoning . Give instruction as to temporary measures to be taken to insure the prevention of further damage from weather, erosion and settlement until insurance and permitting issues are resolved . Accomplishments

Many structures that could not be raised cost efficiently where demolished. If they could be raised & moved then in most cases piles driven to achieve newly required flood elevations. Structures that could be raised but not moved had helicoils set and grade beams poured for new masonry breakaway type stem walls. I had great success in saving structures that if not protected from further damage due to soils and weather damage may have been lost.

B&B Construction Services LLC - October 2006 to July 2007 for the renovations and new construction for two large ocean front Water Parks .Then Contracted to Demo and rebuild the Parks on a T&M contract working with the Architect.. Work consisted of The demolish ion of two buildings by hand, the excavation and exportation of 120 small Pine trees and other landscaping, the excavation and export of 10,000 cubic/yds of .sand fill..The new construction of two buildings for restaurants with kitchens and Bars, a pool side sunken Bar,5000 s/f of over head Cypress trellis, pump in 300 cu/yd of colored concrete for new slabs, patios, and other hut structures with thatch. Roofs. Also the installation of an all new electrical

system two 2400 amp pad mount transformers, eight 200 amp distribution panels and Park lighting, Park wide Audio, Video, P.A., PM surveillance, with alarm systems, and cash register system. Renovation of three other Restaurants and many outlets.

* 8/8 to to 2/9 Pirates Cove Condo Association Ortley Beach N.J. Two four story buildings with a total of 80 units. The 4" ceder clap board siding was loose and some needed replacement.( unknown to all was there was no sheathing the siding was nailed directly to the studs). The contract was to apply two coats of stain to the buildings I added replace damaged siding and re-nail all and stain all. Also to open

interior walls at the corners and install steel wind bracing.

* 3/9 to 8/9 Atlantis Condo Association Seaside Heights N.J. A four story building with balcony walk ways ten feet wide and one hundred feet in length connected by stair cases at either end and entry doors to the 40 units at each. An independent Engineering firm had inspected damaged columns( 2 untreated (4x4s) raped with metal lath no vapor barre yer with a stucco application ). They asserted that ten should be replaced. Upon beginning the demolition we found all forty columns and connecting beams ( also untreated) where rotted beyond repair. Temporary frame walls and shoring where erected and we replaced the entire system joist, decking, girders,

columns (raped with a vapor paper and PVC ) all framing members where treated lumber A colored Fiber glass finish applied to the deck and 400 l/f of new anodized aluminum railings installed. All new soffits where installed. There insurance company was responsible to pay for the entire project. Many more Projects upon request. Project Manager

Bennett Associates - Seaside Heights, NJ - November 1994 to October 2006 Construction of a three story Condominium for ten 1200 s/f Luxury units all with an Ocean view and large 450 s/f covered fiber glass decks, fire sprinklers, under building Parking, valeted ceilings, two full baths with whirlpool tubs, and Ocean Block. Convert a game Arcade into a 70 ft long Bar with an eight out let .food court, a sit down dinning area and stage on the Board Walk.

Worked with the Architect to develop plans for a sit down Mexican Restaurant above the food food court and bar with a steel frame to hold the new structure above the existing one with out support from the first level. Create under roof upper and lower 2000 s/f

decks with a 6' wide built on site stair case. A full kitchen to serve the 125 seat dinning area and Bar. Raped with Glass sliding doors to the deck with Ocean and Amusement view. Boardwalk and Ocean Pier construction and the construction of a 1200s/f restaurant building with kitchen on the Pier. Other projects upon request Builder/ Contractor

Krones Lavallette Inn - Lavallette, NJ - October 1989 to October 1994 to renovate and put an addition on. Co-Owner 250 seat Restaurant and Raw Bar with three Liqueur Bars used in season as a nite club with two stages. General Manager G.N.E. & Cellular Project Manager

Motorola Corporation - Chicago, IL - June 1987 to October 1989 working with

Clients to supply finished cell sites ( retro fit (DAS ) cell construction, receiving and transmission equipment, antenna array and mount ( turn key ). For the NYC metro area. The Great Northeastern Building and Management Corporation (GNE ) I was Co - Owner and Cellular Project Manager. I started with Motorola as a Cell site Construction Inspector and quality control agent working closely with there PIM. I was then asked to approve new site locations based on the location in the coverage grid, the elevation for DAS antenna mount / reception, land line intel from the SP ( no analog pairs ), ample power supply I then brought in our own Licensed Real Estate personal that where knowledgeable in Cell site requirements. Motorola asked that we give them bids on sites and cut down the ASP time. We where awarded ten sites to construct. I developed a bulk purchase program for HVAC standard roof top units, 200 amp electrical breaker panels, the main disconnect, generators, with auto transfer switch, serge arresters, and ansull fire suppression systems. I then served as the Project Manager over my field supervisors developing the SOW for each site and with the PIM and Sp info and there timetables prepared the ASP for each to be approved by all players and corp. Then monitor each site and hold weekly update meetings to assess progress, change orders, inspections required and update the ASP and issue copies. I to do prelease inspections on prospective sites. Manager for GNE and originally was hired by AT&T AMPS NYNEX Mobil Network - Pearl River, NY - March 1983 to November 1988 division as a construction

consultant. My duties where to review bids on upcoming cell construction and monitor existing Cell projects under construction that were part of the New York Metro System with the M.T.S.O in Jersey City N.J. The projects under construction and future ones reception grid covered northern N.J., the five Borrows of New York City and parts of Connecticut. The sites were typical ( new building w/ Mono pole towers ) and retrofit cells constructed in existing structures with Antenna mounts in or on roof tops, adjacent existing towers, water towers, and or buildings. ( the shorter the cable run from Antenna to cell the better and no splices ).

Key points of my inspections where the electrical panel with dedicated circuits and Surge arresters in place, generator with Auto Transfer Switch ( be present at testing ), all proper grounding and Lightning protection in place, HVAC equipment running and adequate. Cable tray or shaft secure and grounded. On typical mono pole foundation poors check the anchor bolt Azimuth setting and concrete batch tickets for PSI and record slump test results also check rebar reinforcement cage. After the Divestiture of AT&T I went with Nynex mobile network in Pearl River N.Y. I was asked to have GNE bid on some of the cell sites coming up for contract. We where awarded several with the understanding that we would improve on the ASP time frame for both types of cell installations. Our first was a typical Cell 25' x25' block and brick one story building on slab with a flat precast hollow core plank roof deck and 6' diameter by 20' in depth Mono Pole foundation, removal of all construction debris, extra fill dirt and a 6' cyclone fence. In Clifton N.J. That I Turned over for equipment installation and tower erection in 14 days. We to build other other cells in the N.Y. System which I turned over to my Partner who came from Mid Atlantic Bell when my competitive Bid for the Construction of the Boston Mass. M.T.S.O. was accepted as where my bids for the first 10 primary Cell sites for the system. The power room for the 12 cylinder CAT Diesel generator and the racks for liquid batteries I turned over to Western Electric in 8 weeks and the building and tower in 14 weeks. The construction of the Cells where primarily the same as the N.Y. System with different twists. There was the first tower kit to make a Mono Pole tower look like a giant tree always a Planing Board and Zoning favorite. We also where awarded other sites. Division Manager

Warren Daniels Construction So - Miami, FL - December 1981 to November 1983 in charge of all competitive Biding, Client selections, negotiations and Contract with owners and subcontractors. Projects completed two fast food restaurants, Renovation of a three story Richards Dept. store into individual rental outlets. Involved removing four Escalators and the installation of two elevators all mechanical's and plumbing demo and change. Other projects upon request.

AT&T AMPS - City of Sunrise, FL - October 1982 to March 1983 division Construction of an M.T.S.O in Sunrise Fla. Iaria Brothers Developers won the contract for the construction of same. I qualified there Corporation as General Contractors for the state of Florida through my Florida State G.C. License. I was hired by Iaria to assemble A qualified Bid Proposal with Subcontractors quotes and suppliers pricing. Iaria was awarded the contract and I was to monitor the Project and serve as their Project Manager to work with the Architect, Project Supervisor,

( which I placed on board ) suppliers, building dept., and Southern Bell Tel. The building was Florida Hurricane code design 12" concrete block walls with rebar every other one vertically and pumped solid with a grout concrete mix and the flat roof is 10" thick poured in place deck w/ a double mats of reinforcement bars 12" O/C supported by free standing columns poured in place W/ rebar. All reinforcement had to be Grounded ! As well. As metal door frames and over head door frames. The project was completed and turned over in 125 days. Ass. Project Manager for Commercial
