I recently received my Bachelor’s of Science in Finance this spring and am actively looking to add value to your company. The combination of skills I have acquired through my formal education and direct work experience make me an ideal candidate for this position.
In my current position, I have valued more than $180 million in properties, including examples such as the Topaz apartments in downtown Los Angeles. For this specific valuation, I created a dynamic excel model that not only assessed the retail and residential income streams for the property, but also forecasted figures such as rent loss over the respective periods. During my typical workday, I analyze property financial statements and gather market data in order to create Discounted Cash Flow and Direct Capitalization models that I use to appeal the county’s assessed values of our client’s properties. In addition to valuation work, I am lead of the data collection team that manages our firm’s internal database and engages in client correspondence in order to gather required documents and information. Together these responsibilities have not only given me a great training ground in the valuation side of commercial real estate, but also have required me to become extremely detail-oriented and proactive when it comes to time management.
