Job Responsibilities: -

Reports to Operations Manager.

Site management, coordination with consultants/architects/contractors for optimum solution.

Planning and mobilization of team to execute the task as per the schedule PPM (Planned preventive maintenance) and CM for the MEP equipment (AHU, fcu, SPLIT & Window ACs, Chilled Water Pumps, Irrigation Pumps, Electrical Panel Generators etc.,

Supervises contractor’s technicians and supervisor to ensure the facility equipment are running smoothly as per the operating specification.

The facilities include football pitches, multi-purpose indoor halls, sports academy, bleacher playing field, football Stadium, gymnasiums including Jacuzzis, saunas, and cold pools.

Oversee and manage the O & M of water supply systems, fire suppression systems, electrical utility like Chillers, Boilers, Motors, Pumps, DG set &, MV & DB Panels.

Monitor and maintain records.

Work on CAFM (Computer Aided Facilities Management System) Work Order Creation, PR, RFQ, PO, Verification, SLA, and KPI.

Co-ordination with Housekeeping Supervisor, Landscaping Supervisor to ensure the PPM has done as per requirement & update into CAFM, checking the manpower attendance etc.

Troubleshoot and rectify minor problems. Identify the root cause and advice supervisor to raise Work Orders if jobs must be carried out by contractor. Includes all Facilities Equipment’s related to mechanical, Electrical and Plumbing.

To record any system failure, report to the Operations and prepare incident report, defect report, snag report.

Maintain, test and certify electrical supply networks including power distribution boards, panels, facilities, lighting switches, cables / wiring, electric motors, electric pump stations and Equipment’s.

Prepare regular progress reports and Maintained all records of the work orders and repairs done on the facility.

Attend to all breakdown complaints requests. Follow-up with the contractors on all Service Orders for any requirement of materials.

Estimates, prepares and assigns the resources such as manpower, materials, consumables, equipment, tools, etc., required for all electrical and related works prior to execution.

Responsible for checking the contractor weather the planed preventive maintenance (PPM) is being done correctly as per standards by the contractors.

Advice Facilities Supervisor and Facilities Manager of Technical Problem concerned with installation, modification and repair of electrical, mechanical and plumbing assignment.

Oversee and manage the operation and maintenance of water supply systems, fire suppression systems, electrical utility like Chillers, Boilers, Motors, Pumps, DG set & LV, MV & DB Panels.

Solving problems by technical analysis, group discussion, explore alternative, and propose quality solutions at minimum cost.

Review the parameters recorded by technicians and to take necessary action if there are any discrepancies.

Carry out periodic Safety inspections on contractors’ site works in line withQEHS requirements.

To escalate emergencies immediately to the Operation Manager.
