Estimating; Hard-bidding all commercial drywall light gage framing, acoustical ceilings, flat roof projects, standing seam projects, and shingle projects. Laid out tapered roof systems, using OST, to validate tapered quotes from distributers. Compiled pricing for material, figured man-hours and provided cost for labor, applied overhead and profit to produce accurate and competitive bids. Identified and sent out RFI’s to Architects potential issues that would prevent the manufacture from issuing specified warranties. Created a bid system that allows one to standardize some of the repetitive functions associated with the bidding process, and provided an accurate material take off ready after projects were awarded. The spreadsheet created saved time in the bid process and provided important information for the project management phase of the projects awarded. In the short time with the current company well over 40 million dollars in bids were submitted, and 12 million dollars of work, this includes five schools, was awarded.
Project Management; Managed 16.2 million dollars in roofing projects, which included a 14 story high rise, hot applied roof system. Reviewing contracts ensuring that the contract did not include phases that were not included with the original bid. Doing “Buy-Outs” and determining the supplier for the project. Providing direction and coordinating with Superintendents, Foremen, and project leads for all aspects of the project. Providing valued engineering to the General contractors or customers and keeping within warranty requirements and local code constraints. Ensuring all materials were accounted for, questioning overages, ensuring that all work performed are with-in the contract. Preparing change orders on work that is not part of the original contract. All projects managed were completed ahead of schedule and below budget.
As Chief and Sr. Estimator, Managed 2 junior estimators, analyzed blueprints, and plans prepared by the base D.O.D (Department of Defense) and civilian Architects. Developing ground up estimates for all phases of construction (known as CSI codes). Seabee estimators who would represent the C.E.C. (Civil Engineer Core) would compete against public works and civilian contractors, thus causing our department to do hard bids to win the projects. We maintained an eighty percent win rate five percent above goal expectations. Most notable project was the Blue Angel Museum which originally was estimated at $900,000 including material manpower and equipment to build a ground up 800,000 sf. foot print, 3 story building. A team of inexperienced estimators were trained on proper construction estimating and construction methodology in order to provide an accurate proposal to the Commanding Officer NAS Pensacola who would determine who would be assigned this project. It was determined that the public works estimating team underestimated this project. The project turned out to be a 3.4 BILLION dollar project that would take 1.3 years to build with a 30-60 man crew.
As Project manager for the above project assigned crews, ordered all material drops for the Seabee worked phases, scheduled both military and civilian contractors for the duration of the project. Dealt with military and civilian agencies throughout the duration of this project resolving any potential conflicts that would delay the completion of the project. Ensured all civilian subcontractors who were chosen followed OSHA, and NAVOSH safety standards, as well as not to deviate from the specifications without going through the proper change order procedures. This project was completed in fourteen and a half months and finished up at 3.25 billion dollars. Awarded the Navy Achievement Medal for this project.
