Area Facility Operations Specialist

Performs the duties of Area Facility Operations Specialist in support of the 99th Readiness Division for US Army Reserve centers in Vermont and New Hampshire encompassing 172,000 square feet of training and maintenance facilities. Managing an additional 154,000 square feet in New Hampshire due to a position vacancy since January 2018.

Executes bi-monthly site assistance visits and facility assessments.

Monitors physical and functional conditions of building mechanical systems.

Identifies and report deficiencies. Initiates work order requests and criteria/objectives for maintenance and repair. Create work orders using Customer Service Support system and obtains work approval to enact local repairs.

Responsible for writing Statement of Objective, estimating and market research for projects to assist Engineer Tech in implementing projects for my facilities.

Web research for projects to locate parts, ensure accuracy of information that was given.

Performs quarterly facility assessment reports and communicates improvements needed to the tenant Units.

Provide emergency response to facilities in a prompt and efficient manner.

Monitors and inspects life safety, physical security and fire prevention requirements. Addresses deficiencies if required.

Strong communications skills communicating with Facility Coordinator, vendors, RFOS as well as other entities as needed. Coordinate with units to ensure the functionality of the facilities as well as physical security needs.

Supports the 99th RD Energy Conservation program by ensuring BAS systems are set to AR regulations. Assist the 99th Energy Manager with facilities as needed to ensure that the BAS communications are sending and receiving in order for remote management of systems. Monitor and validate utility meter readings.

Troubleshoots HVAC systems to include air handlers, VAV valves, BAS system and sensors

Provide quality assurance inspections and oversight for facility service contracts and maintenance and repair and document as required. Participates in project pre-construction site surveys and coordination meetings. Monitors project progress and identify any issues to the Regional Operations Facility Specialist (RFOS). Report any deficiencies in facility service contracts by providing RFOS with photos and documentation as needed.

Conduct ISR data collection for facilities and input information into ISR system. Ensures that any items that result in a red rating are communicated to the RFOS and a CSS ticket is created to address the issue.

Assist 99th RSC DPW implement corrective actions, repairs and maintenance.

Utilize Customer Support System (CSS) to track facility repairs.

Maintain environmental compliance. Ensure proper storage, usage and disposal and associated documentation of hazardous material and hazardous waste.

Respond to all information requests

Coordinate and liaison with facility tenants and Center Commander

Maintain space utilization plan and report any changes to RFOS
